As a Leasing Specialist with NMS Residential, you will be expected to:
- Provide a positive, professional and friendly atmosphere in the leasing office and on-site
- Demonstrate value in our communities to prospective and current residents, distilling all interactions through the principle of service, to support optimal occupancy objectives
- Promote positive and proactive resident relations by working to make the living experience, particularly the first and last impressions, of the highest quality
- Apply standard operating procedures based on product type (conventional, furnished, co-living, etc.), exercising attention to detail and due diligence in leasing transactions, verifications, and communication
- Maintain a minimum 30% closing ratio
- Score 95% or higher on property “shops” and audits
- Comply with Lead Management procedures and standards
- Assist in marketing the property and generating lead traffic
- Qualify prospective residents and evaluate their needs while communicating corresponding benefits and features
- Support the marketing functions by recording accurate data on prospects and new residents in Yardi
- Under the direction of the Community Manager, utilize company resources to facilitate leasing
- Inspect models and available “market ready” apartments; communicate maintenance needs to Community Manager
- Verify rental applications and other prospective resident paperwork, such as applicant identity and proof of income, etc.
- Negotiate terms and conditions of prospective resident’s lease; prepare lease documents, addendums, and related paperwork
- Finalize applications within 72 hours; notify prospective residents of application screening results in a timely manner
- Confirm all move-ins and schedule appointments for completion of move-in paperwork and online lease signing
- Prepare all move-in packets and ensures keys and remotes are available on the move-in date
- Walk through all scheduled move-in units to ensure that the resident’s new apartment home is in rent-ready condition
- Maintain thorough and accurate product knowledge of the community and its major competitors through site visits, tours, shops, telephone surveys, and follow-ups
- Post ads on Craigslist and other advertising platforms as per company guidelines
- Ensure move-in files are completed for audit by Community Manager
- Handle all in-house transfers and roommate changes
- Prepare and distribute renewal letters/leases, thank you letters and copies of signed leases, as directed
- Participate in ongoing training, classes, and meetings as required by Community Manager or organization
- Perform other duties as assigned
REQUIREMENTS
- Knowledge of organizational and community policies and procedures
- Ability to apply policies and procedures to solve everyday issues
- Ability to effectively present information to prospective and current residents
- Demonstrated basic mathematical skills necessary to compute rents, fees, and other fiscal reporting tasks
- Possess knowledge of demographics surrounding assigned community
- Must be self-motivated and a positive team member with effective communication and client relations skills
- Knowledge of basic office practices and procedures, and filing and maintenance of tenant records
- Ability to exercise initiative and problem-solving skills
- Quality customer service skills
QUALIFICATIONS & SKILLS (Technical and Non-technical)
- High school diploma or equivalent required
- At least 2 years’ general work experience
- Previous experience in the service industry (hotel, restaurant, etc.) a plus
- Experience in residential leasing/sales is a plus
- Proficient with computers, Microsoft Office programs, Internet and email and other relevant applications; proficiency and fluency in using the internet for marketing, advertising, and sales-related tasks
- Proficient with basic office equipment such as copier and fax machine
- Previous experience with Yardi a plus
- Excellent writing and speaking skills
