Summary
Ensures the proper upkeep of the facilities by overseeing maintenance operations at the assigned properties.
This position is responsible for the maintenance and upkeep of the hotels to include machinery, ordering supplies, projects, vendor relations, and training of the maintenance personnel. Implement policies and procedures and recommend improvements in production methods, equipment, operating procedures and working conditions. In addition, support and communicate company production, housekeeping, and safety goals.
Job Duties
· Troubleshooting and repairing malfunctions in electrical/mechanical systems (e.g. HVAC, plumbing) and other hotel equipment.
· Conducting ongoing room preventative maintenance program (see maintenance manual for system specifics).
· Reviewing maintenance problems, complaints, and work orders to prioritize and schedule work.
· Troubleshooting and diagnosing malfunctioning mechanical systems and equipment.
· Performing preventive maintenance assignments/sheets daily.
· Completing maintenance logs.
· Maintaining the building exterior if not serviced by a contractor (e.g. snow removal, lawn care, painting).
· Reporting and recommending better purchases to make the operation more safe, efficient, profitable, and effective.
· Ensures that the maintenance department is knowledgeable of, and follows all current federal, state, and local laws/ordinances for which the department is responsible.
· Responsible to communicate the need to purchase equipment, parts, and materials to the General Manager and if needed to purchase the listed items. Items of $500 or more will need Regional Ops approval.
· Responsible for the upkeep and maintenance of the hotel vehicles.
· Regular inspection of rooms/property
· Responsible for the oversight and communication with the Inspectors, such as pool, elevators, fire and safety, boilers and building inspectors. General Manager will communicate with Area Chief Engineer of timing schedule of inspection.
· Monitors, trains, and develops the performance of the Maintenance staff to exceed standards.
· Assist the General Manager in the interviewing and selection of Maintenance staff. Ensures that the selected candidate can perform the required duties of the position.
· Performs regularly scheduled property inspections to identify potential and current needs.
· Develops and maintains a database of all capital equipment such as boilers, HVAC units, dryers, washers at each property.
· Estimates department expenditures for budget purposes and assisting with the capital budget process as well as request purchasing for needed equipment once confirmed and approved by GM and/or Regional.
Inventory Control
· Maintaining inventory of small tools and supplies.
· Maintaining MSDS sheets for paint supplies
· Follow purchasing guidelines (adhere to budget)
Safety and Security
· Knows local health and safety codes and regulations that apply to the hotel.
· Recognizes and corrects potential safety hazards in the hotel, such as broken doors or railings, fire hazards, etc.
· Recognizes and corrects potential security problems in the hotel, such as locking doors after hours, etc.
· Follows proper lifting techniques and usage of tools.
· Understands and follows policies and procedures for the hotel’s key control system and ensures others follow them.
· Follows security and emergency procedures
● Additional duties may be added at any time at the discretion of management.

● Communicates with General Manager prior and after hotel visit, when possible.
● Maintains a professional image, including grooming, verbiage, and body language, always.

Skills/Qualifications
· Experienced in operating a variety of equipment from pressure washers, to leaf blowers, and small hand tools.
· Effective written and oral communication skills.
· Ability to prioritize tasks and follow specified procedures
· Strong attention to detail
· Ability to work as a team player within all levels of the organization.
· Ability to work with little supervision, maintaining a high level of performance, and follow standard operating procedures (SOP's) with step-by-step instructions
Physical Demands:
● Requires ability to stand/walk for entire shift.
● Bend, Stoop, Reach and lift (up to 50 lbs)
● Ability to lift at least 15lbs
Essential Skills:
● Knowledge of applicable franchise standards and procedures.
● Must have ability to complete applicable standards and procedures.
● Must have ability to positively communicate with guests and co-workers and business partners.
● Must have ability to work within scheduling guidelines.
Educational/Vocational Preparation:
● High school graduate or equivalent required.
● Minimum of five (5) years of experience as a Chief Engineer in the hospitality or related Ability to follow schedule and ability to perform physical labor if applicable.
