About Us: Partners in Housing is a Colorado Springs non-profit that provides a year of transitional housing and supportive services to families in housing crisis (experiencing homelessness or at imminent risk of). We have 68 housing units that range in size from motel-style apartments up to single-family homes. We have both centralized and scattered locations. We provide families in our Family Self-Sufficiency Program one-on-one budget and credit counseling, individualized case management, resource navigation, housing navigation, career readiness sessions, life skills classes, access to two free Donation Centers (includes items such as canned goods, hygiene products, diapers, kitchenware, bedding, clothing, furniture, and mattresses), and on-site childcare. Last year, 90% of the families in our program successfully moved onto safe and stable housing upon graduation.
Job Classification: Regular, Full-Time (40 hours/week), Exempt
Schedule: 8:30am to 4:30pm, Monday through Friday

Salary: $40,000 to $42,000, depending on experience

General Purpose:
To assist Partners in Housing by ensuring and implementing customary tasks associated with leasing and property management for the families in the transitional housing program. Collaborates with various agency departments to promote the efforts of the agency to help maximize the properties’ value as a resource for PIH clients. Provides monthly rent assessments and collections of rent.
Essential Duties and Responsibilities:
Housing
- Process initial verifications for accurate unit and program compliance, e.g. asset & employment verifications
- Completes lease forms and/or agreements
- Completes compliance reports as needed for various monitoring agencies
- Determines rent calculations for initial and interim certifications
- Monitor rent balances to watch for negative trends to report to Housing Operations Director
- Responsible for tenant postings: evictions and housing notices
- Conducts lease-ins by verifying the completeness and compliance of all paperwork
- Conduct lease-in and move-out unit inspections.
- Generate and send email notices to appropriate staff within 24 hours of move-ins and move-outs
- Creates and organizes leasing files to remain in compliance
- Maintains tenant records and leases according to agency policies and procedures
- Conducts unit inspections and communicates all housing/property related issues to Housing Operations Director and other necessary staff.
- Responsible for data entry into property management software and other data systems
- Manage the receipt and record keeping of rental fees and payments, and post nonrecurring charges to residents’ accounts
- Responsible for final account statements, letters, and check requests, etc.
- Assists in issuing property maintenance requests, tracking, follow-up, and responding to property maintenance requests
- Communicates housing schedule changes/selections to Selection Committee.
- Follow all Federal Fair Housing guidelines
- Follow federal, state, and local regulatory compliance
Rent Assessment
- Provide rent assessment for Partners following established guidelines,
- Accurately report income, rent charges, and payments in authorized format
- Responsible for the delivery of rent payments from Colorado House to the main office, following agency written policy
- Keep Housing Operations Director and Partners’ caseworker informed of any issues of concern
Minimum Requirements:
Education: Two-year associates degree in related field preferred.
Experience: Property management and/or extensive experience in related field, such as, real estate or housing education.
Or other background demonstrating application of the following knowledge, skills,
and abilities:
Experience with and knowledge of affordable rental property operations and AMI requirements for income and rent calculations, a plus
Ability to be flexible in a continually changing environment.
Strong proficiency in computer operations, including Microsoft Office.
Ability to interact with a variety of people effectively.
Good organizational skills and ability to prioritize.
Solid understanding of business principles.
Ability to use good judgment in making referrals.
Excellent oral and written communication skills.
Ability and willingness to work within the established structure, but also adapt to clients’ individual needs.
Excellent problem-solving skills.
Basic bookkeeping skills.
