ROLE:
The loan closing function is responsible to prepare mortgage closing documents. Ensuring all essential information is accurate and communicates with internal staff as well as settlement agents to solve all closing issues in a timely manner. The disclosure function is responsible for preparing the Loan Estimate and sending out initial disclosures.

· Prepares Closing Disclosures and all other information in loan origination software for secondary market and consumer inhouse mortgage loans. Also prints and competes applicable Peoples Exchange investor documents when needed. Reviews approved mortgage loans to determine conditions that must be met prior to closing. Balancing of loan transactions and preparation of general ledger entry tickets.
· Audit and preparing the Loan Estimate and sending out initial disclosures.
· Track disclosures that need to be sent and send via e-sign portal or paper fulfillment as appropriate.
· Point of contact with settlement agents; e.g. attorney, title company, lender, etc. Request required documents, set closing dates, prepares and delivers closing package to settlement agent and lenders.
· Verifies accuracy and consistency of specifications on title abstracts, insurance forms, and other required documents. Prepare FHA Insurance and Mortgage insurance certification when applicable.
· Prepare and Review Adverse Actions and Checklist for certain Lenders.
· Research and Clear Investor exceptions when needed.
· Performs other duties with the department as assigned.
