Summary
Serves as coordinator for sales and marketing team at Shenango on the Green monitoring goals. Provides Senior Director, Sales and Marketing with necessary reports on a daily, weekly and monthly basis. Responsible for utilizing professional sales skills and sales advancement techniques to achieve established individual sales and move-ins requirements. This position supports a community typically of size less than 200 units.
Must have the ability to evaluate the expressed objections, needs and desires of Shenango on the Green prospects and to communicate market trends.
Essential Duties and Responsibilities include the following:
ï‚· Leads weekly sales planning meetings and case studies.
ï‚· Becomes the leader in the department for Person Centered Selling.
ï‚· Utilizes CRM database to record sales activity with prospects.
ï‚· Provides daily monitoring of activity in CRM Database.
ï‚· Acts as liaison to any sales consultant hired/contracted with Shenango on the Green.
ï‚· Weekly review of CRM reports with Senior Director, Sales and Marketing to ensure quota’s/targets are achieved.
ï‚· Meets Time in the Selling Zone goal set by Senior Director, Sales and Marketing.
ï‚· Meets monthly, individual sales goal set by Senior Director, Sales and Marketing.
ï‚· Completes the sales cycle with new and existing prospects by making initial contact, establishing rapport, providing follow-up and closing in a professional, efficient and timely manner.
ï‚· Assists in reaching and maintaining occupancy goals. At a minimum meeting bond covenant requirements.
ï‚· Maintains contact with prospects as necessary through written correspondence, such as follow-up letters and handwritten thank you notes.
ï‚· Maintains accurate records on prospects, residents and additional contacts in manual and database files, i.e., CRM.
ï‚· Assists prospects in selection of apartment interiors, prepares selection and renovation forms.
ï‚· Collects confidential application data from prospects and processes to the appropriate department/individual in a timely manner.
ï‚· Accurately explains and assists with complete residency procedure, from initial inquiry through move-in.
ï‚· Conducts open houses, luncheons, expositions and public relations/marketing events both on and off site.
ï‚· Communicates in-depth knowledge of standard and optional services, prices, residency agreements and administrative guidelines under which the community operates.
ï‚· Answers all inquiries accurately over the telephone and during appointments.
ï‚· Follows through on all web requests within 24 hours of request and documents interest in CRM database for future follow through.
ï‚· Takes initiative to solve problems and recommends improvement of department procedure and intra or interdepartmental processes. Attends meetings or professional training and development seminars needed.
ï‚· Interacts as appropriate, with administration/operations staff and residents.
ï‚· Frequently works additional and non-routine hours in order to accommodate prospects schedules and sales objectives.
ï‚· Keeps current with competitive data and trends.
ï‚· Completes competitive analysis on a quarterly basis.
ï‚· Responsible for external marketing and outreach efforts.
ï‚· Performs all other duties within job scope as assigned.
Supervisory Responsibilities
ï‚· Oversight of day to day sales activity of sales counselors with assistance of Senior Director, Sales and Marketing
ï‚· Development and participation of strategic plan and marketing plan on a quarterly basis in conjunction of Senior Director, Sales and Marketing.
Education and/or Experience
Bachelor’s degree from an accredited college or university; minimum three years experience in marketing field. Management skills and experience in working with aging adults would be an asset.
Computer Skills
To perform this job successfully, an individual should have knowledge of Human Resource systems; Internet software; Spreadsheet software and Word Processing software.
Other Qualifications
Ability to deal effectively with all levels of management and employees. Must have reliable transportation to be able to travel to off-site events.
