Residential Property Manager
Full Job Description
PrimeSites is seeking a Residential Property Manager to join our growing team. The ideal candidate will possess the ability to handle the day-to-day operations of a multi-family property, including leasing to achieve and maintain occupancy goals, providing exceptional customer service, overseeing maintenance to assure that work orders are completed and the property retains its condition. We are looking for someone who is highly detail oriented, has the ability to multi-task, is a motivated individual who can meet goals, and can complete work on a timely basis with minimal supervision.

Key Responsibilities:
- Oversee daily activities of the properties including leasing, collections, resident relations, maintenance, general office administration and policy and procedure compliance.
- Develop positive working relationships with residents and coworkers, and ensure that resident inquiries and complaints are addressed in a timely and satisfactory manner to ensure maximum number of lease renewals
- Keep all files and property in compliance with LIHTC housing rules and regulations. Follow the various guidelines regarding lease up, certifications, recertifications and inspections.
- Market and sell living opportunity to prospective tenants and ensure prospective tenants meet the occupancy requirements.
- Manage all required services, including identify and contract with appropriate providers, define the scope of work, obtain necessary bids, and project manage the execution of the work.
- Assist the organization in continuous improvement, documenting of procedures and best practices, and ensuring appropriate reporting.
Qualifications
- Ability to empathize with residents and staff while still enforcing community rules and policies.
- High school diploma or equivalent.
- Properly licensed, insured, and operable vehicle to manage various sites, with a valid driver’s license
- Thorough, reliable, responsible, honest, organized, flexible and service oriented
- Can work effectively with common Microsoft software applications and property management software.
- Knowledgeable about leasing and resident retention
Preferred Qualifications
- Associates or bachelor’s degree
- 1 years of experience in property management with the ability to motivate staff and demonstrate knowledge of leasing and resident retention
- 1 years’ experience working with LIHTC/Section 8 property management with knowledge of compliance requirements and marketing in conjunction with a Fair Housing Marketing Plan
- Experience with AppFolio preferred, or deep knowledge of how to implement property management software for efficiency and reporting
- Excels in customer service and sales, and creates innovative marketing ideas for marketing the
Community and improving resident satisfaction
- Passionate about meeting the need for high quality affordable housing, and able to build appropriate relationships with other community service providers

Job Type: Full-time
Pay: $40,000.00 - $45,000.00 per year
