What are the responsibilities and job description for the Capital Improvement and Asset Manager position at Project Home?

Job Summary: The Capital Improvement and Asset Manager is responsible for understanding and implementing Project HOME's goal for its portfolio of owned and managed residential and commercial properties, and ensuring the long-term care, sustainability, and preservation of the physical and financial conditions of the portfolio and performance of the real estate assets.

Essential Duties and Responsibilities

  • Owns and manages process to develop a capital improvement and asset management plan (the "Plan") for the residential and commercial real estate portfolio and ensuring the Plan includes annual, five-year, ten-year and fifteen-year performance goals and projected capital needs.
  • Updates the Plan annually and collaborates with property and accounting staff to update performance goals and budgets and define strategies and action steps to achieve desired outcomes and goals.
  • As part of the Plan's annual update, sets goals for maximizing Project HOME's and related entities' receipt of cash flow pursuant to waterfall provided in limited partnership agreements; and collaborates with property and accounting staff to achieve goals for maximizing cash flow and incentives due to Project HOME and related entities from each property.
  • Develops and maintains deal books and monitors critical timelines (year 15 LIHTC compliance period, contract expirations, loan repayment terms and maturity dates, etc.).
  • In collaboration with facilities staff, has a lead role as owner/manager of scheduling, procuring and updating capital needs assessments (CNAs) in accordance with procurement policy and best practices.
  • In collaboration with facilities staff, has a lead role as owner/manager of process to annually identify planned capital improvements (consistent with CNAs recommendations).
  • In collaboration with accounting staff, responsible for ensuring funds needed for planned capital improvements not funded out of owner reserves are included in Project HOME's annual budget and forecast; and ensuring appropriate replacement reserves are in place for improvements to be funded out of owner reserves.
  • Responsible for organizing monthly meetings of Real Estate team leaders (including Facilities Team) to review status of capital improvement projects in process to ensure timely bidding and contractor selection in accordance with procurement policy; and that projects are managed to completion on time and within budget.
  • Performs analysis of and monitors key performance indicators of portfolio.
  • In collaboration with accounting and property staff, participates in monthly analysis of property budgets and performance audits to assess monthly performance; and in preparing operating and replacement reserve strategies for all properties.
  • Develops property watch list; collaborates with property staff to create and monitor action plans to address issues impacting property performance and sustainability of portfolio.
  • Collaborates with asset management staff in investor, lender, partner and funder agencies and with other departments on shared reporting.

Education and Experience Minimum Requirements


  • Bachelor's degree or equivalent
  • Proficient with Yardi and Microsoft Office Suite (strong experience with Excel)
  • 5 years asset management experience
  • Must have valid driver's license and ability to travel to properties.

Preferred Qualifications


  • Experience with financial and budget analysis of LIHTC projects and compliance
  • Consortium for Asset Management and Housing (CHAM) certification

Physical Requirements: Sedentary work that primarily involves sitting/standing.
