We are a growing high-end interior renovation firm seeking the ideal candidate with extensive project coordination and estimating experience to fill a full time position as a Construction Project Coordinator. Experience with NYC high end residential interior renovation construction is a Plus.
Job Description
Responsibilities and Duties (not limited to):
Creating estimates based on construction documents and any available relevant information. Once the project has been awarded, the Construction Project Coordinator needs to develop a project budget and review the progress of the projects to ensure their completion within the parameters of the approved estimate. This position solicits subcontractor pricing or bids and is able to prepare scopes of work for all trade contractors. As the Project Coordinator you will be responsible for managing all aspects of our projects from conception through final completion. The Project Coordinator will solicit prices from subcontractors, perform research and procurement of required material, coordinate schedules with all trades and clients, in addition to various tasks.
In addition to the following:
* Reading blue prints and specifications to assist in determining the scope of potential projects
* Identifying subcontractors and materials needed for price and proposal requests
* Preparation of project documents to create and send Invitations to Bid
* Track all price and proposal requests to meet bid deadlines
* Prepare Bid Documents and final Proposals
* Coordination/Scheduling of Walk Thru's with Clients, Building Management and Subcontractors
* Arranging project Schedules and Meetings
* Processing, tracking and distributing RFI's
* Completion and preparation of documents package for Architect to submit DOB permit application
* Record and track Permit expiration dates and submit renewal applications as needed
* Creating and submitting Estimates and Change Orders
* Assembling Master Subcontract Agreements and awarding projects to Subcontractors thru same
* Preparation of close out documents
* Conducting product and spec research
* File maintenance: Creating and maintaining internally shared electronic project files with all relevant information and for archival data
* Initiate and maintain subcontractor and vendor contacts/relationships
Qualifications and Skills:
Must possess extensive experience, knowledge and understanding of practical residential interior renovation construction
Must be highly skilled in high-end residential apartments interior renovation
Must have excellent verbal and written communication skills
Must have excellent time management skills and be able to multitask in an often-fast paced environment and be able to transition quickly
Must be able to proficiently operate a PC and Microsoft Office (advanced Excel, Word, Outlook, etc.)
Must possess strong organizational skills with extreme attention to detail
Must have valid driver's license
Must be flexible/comfortable with driving a company to attend occasional job site meetings in New York City, if deemed necessary
Education / Experience (Minimum Requirements):
Associate's Degree
5 Years experience with New York City High End Residential Construction/Interior Renovation
