Construction Superintendent – Job Description

We are currently seeking a Superintendent long-term to join our growing construction team of RH Builders (RHB). The ideal candidate will be a self-starter and have a minimum of 6 years of experience managing fast paced multi-family projects. Experience working with HUD financed projects is a plus. We will also consider someone from the Assistant Superintendent role with 5 years of experience as an Assistant Superintendent.

Job Scope

The Superintendent will be responsible for everything that happens on the jobsite and will oversee and coordinate all daily construction activities. The right individual will be able to manage the Subcontractors effectively and be able to provide oversight and direction of Vendors, deliveries as well as Third Party entities employed by the Owner. This position will report directly to the General Superintendent/VP of Construction.

Essential Duties and Responsibilities

· Have the ability to comply and enforce the proper installation per the contract drawings and program requirements for each project. These may include HUD, EarthCraft, VHDA minimum design requirements, etc.

· Responsible for daily quality control of all construction activity

· Scheduling of material delivery and offloading as required

· Schedule and conduct weekly jobsite Subcontractor meetings

· Coordinate of all City and 3rd party inspections as required

· Work with and direct local utilities for coordination of installation

· Responsible for bill and monthly Draw Review working with VP of Construction and Accounting

· Creation of Daily Reports

· Creation of Punch Lists and completion lists for project turnover

· Operate within Project budget

· Work with Property Management and Maintenance regarding operations, turnover, punch and warranty items

· Other duties as assigned

Qualifications

· High School diploma or equivalent

· Minimum 6 years of experience managing fast paced multi-family projects

· Ability to understand and enforce all safety requirements

· Proficient in reading and understanding drawings (MEP, Arch, Structural, Civil)

· Extensive experience with wood framed multi-family construction preferred – experience running projects between $10-$35 million dollars

· Ability to organize and problem solve effectively with very little if any supervision

· Computer savvy in regards to 3rd party management software, email, Excel and Word

· Good work attitude, honesty and possess personal integrity

Pay: $65,000.00 - $100,000.00 per year
