What are the responsibilities and job description for the Director of Land Development position at Ridgewood Fractional Recruiting?

Director of Land Development Real Estate Development / Construction Management company is seeking an experienced, detail-oriented Senior Land Development Manager who is a highly motivated, well-organized self-starter to manage multiple residential and mixed-use projects located through-out the Phoenix metro area. Responsibilities include: Leadership role in managing Project Managers or project teams from budgeting through finished construction. Overall responsibilities for each project include:

  • Preparation of bid specifications and scopes of work for both public and private work
  • Bid spread analysis including all detail to evaluate lowest qualified bidder
  • Preparation of detailed development budgets based upon land development plans
  • Preparation of cash flow projection of development budgets based on project phasing/duration
  • Preparation and maintenance of detailed project schedules for each trade of construction (grading, utilities, paving, landscape, etc.)
  • Preparation of contracts, change orders and various administrative functions to maintain Contracts Necessary Skills:
  • Demonstrated ability to lead Construction Management personnel
  • Management skills including field supervision and contractor coordination
  • Ability to communicate effectively with internal team as well as all trades and municipality field inspectors
  • Excellent computer skills including programs such as Excel, Microsoft Project and Bluebeam estimating software
  • Proficiency in reading and understanding civil engineering plans Qualifications:
  • A minimum of 7 years of Construction / Development Management experience (including 2 years of personnel management)
  • Construction Management Degree (preferred) Benefits: $150,000 - $200,000 401K with up to 4% Match Medical Dental Paid Vacation Potential Annual Bonus
