Director of Land Development Real Estate Development / Construction Management company is seeking an experienced, detail-oriented Senior Land Development Manager who is a highly motivated, well-organized self-starter to manage multiple residential and mixed-use projects located through-out the Phoenix metro area. Responsibilities include: Leadership role in managing Project Managers or project teams from budgeting through finished construction. Overall responsibilities for each project include:
- Preparation of bid specifications and scopes of work for both public and private work
- Bid spread analysis including all detail to evaluate lowest qualified bidder
- Preparation of detailed development budgets based upon land development plans
- Preparation of cash flow projection of development budgets based on project phasing/duration
- Preparation and maintenance of detailed project schedules for each trade of construction (grading, utilities, paving, landscape, etc.)
- Preparation of contracts, change orders and various administrative functions to maintain Contracts Necessary Skills:
- Demonstrated ability to lead Construction Management personnel
- Management skills including field supervision and contractor coordination
- Ability to communicate effectively with internal team as well as all trades and municipality field inspectors
- Excellent computer skills including programs such as Excel, Microsoft Project and Bluebeam estimating software
- Proficiency in reading and understanding civil engineering plans Qualifications:
- A minimum of 7 years of Construction / Development Management experience (including 2 years of personnel management)
