The role of Occupancy Specialist requires high energy, a burning desire to make a real difference in people's lives and a commitment to anticipate and exceed the expectations of our residents and customers. This diverse role combines sales, customer service and marketing to lease manufactured homes and build excellent relationships with guests and residents. The ideal candidate will be proactive in anticipating and exceeding expectations in all areas of the Occupancy Specialist role.
This role will conduct all business in accordance with company policies and procedures. Fair Housing, Americans with Disabilities Act, Fair Credit Reporting and all other laws pertaining to housing.
Responsibilities:
- Successfully sell property's products and services to prospects
- Maintain thorough product knowledge of the property, sister properties and competitors
- Assist manager in developing and implementing effective marketing strategies to increase property traffic and internet leads. Responsible for generating qualified traffic, by way of cold call, direct email, business outreach, locator/realtor solicitation and other lead generation activities necessary
- Excellent phone etiquette (Speaks clearly and concisely)-Convert phone calls to tours, property tours to leases and internet leads to tours and/or leases
- Ensure guest cards are complete, entered into the property management software, and follow up procedures are completed for every prospect
- Ensure office, tour path, vacant homes, amenities and general curb appeal of community is pleasing to all 5 senses and is impeccably clean, if necessary, spot clean to maintain high standards.
- Responsible for generating qualified traffic, by way of cold call, direct email, business outreach, locator/realtor solicitation and other lead generation activities necessary.
- Conduct weekly remote outreach marketing and locator/realtor solicitation to promote Roots Management, establishing a favorable referral relationship.
- Maintain online internet marketing, effectively track traffic and respond to internet leads
- Develop and maintain first class customer service relationships with prospects and residents
- Assist in Planning, organizing, and conducting resident functions as needed and as directed by Property Manager
- Complete market surveys
- Accurately prepare and be thoroughly knowledgeable with all lease-related paperwork, from the application process through move out. This includes processing applications, preparing move in information, lease files, renewal letters and renewal leases, completing brochures, completing move out requests, and any other forms utilized as they relate to leasing and resident relations
- Complete leasing reports as required
- Meet closing and telephone conversions ratio goals
Experience / Knowledge / Proficiencies:
- Proven working experience as leasing agent or other sales
- Working knowledge of real estate law and leasing practices
- Proven track of successful sales record
- Up to date with property market status
- MS Office familiarity
- Excellent communication and negotiation skills
- Persuasive with marketing and sales skills
- Customer service orientation
- Bi-lingual (preferred)
Work Schedule: Wednesday through Sunday 8:00AM - 5:00PM
Compensation: Hourly base plus competitive bonuses and commissions
