Embark on a rewarding career as a Maintenance Supervisor / Superintendent, contributing significantly to the daily operations of a residential rental community. In this role, you will play a key part in overseeing the building services team, ensuring top-notch staff performance, resident satisfaction, and financial success. You will demonstrate leadership, exceptional customer service, problem-solving skills, decisive decision-making, multitasking abilities, clear communication, knowledge of building mechanical infrastructure, and strong organizational skills.
Essential Job Functions
- Manage day-to-day property maintenance with a focus on addressing tenant and client concerns promptly.
- Coordinate preventive maintenance work, ensure readiness of mechanical equipment, and optimize asset performance.
- Ensure properties pass audits and inspections, remaining compliant with local laws and national codes.
- Complete maintenance and repair activities, including obtaining quotes, scheduling work, and reviewing completed tasks.
- Collaborate with external contractors and vendors, negotiate service contracts, and ensure quality and safety standards.
- Assist in developing and managing the building maintenance budget, reviewing variances, and controlling expenditures.
- Respond to building emergencies, supervise construction projects, and enforce safety protocols.
- Conduct safety inspections and provide necessary training for a safe work environment.
- Investigate and report workplace accidents or incidents, maintaining accurate records and preparing reports for management.
- Lead, train, mentor, and evaluate a team of building staff.
- Administer disciplinary actions and maintain a productive working environment.
- Approve weekly payroll and collaborate with unions and union representatives.
- Able to remain stationary for extended periods of time, up to 50% of the work day
- Ability to move about the building(s) for meetings with tenants, vendors and staff
- Ascend / descend stairs and ladders, as well as positions oneself in small spaces for building inspections and maintenance
- Effectively communicate with tenants, vendors, staff and various departments within the company
- Recognize areas for improvement, detect issues and assess the best plan of action to rectify them
- Transport large or heavy objects (up to 50 lbs) throughout the property
- Exposure to a variety of environments to include varying weather conditions
Qualifications
- A minimum of 4 years of experience in maintenance.
- Ability to implement sustainable energy practices and grid interactive maintenance procedures.
- Knowledge of building mechanical systems, including plumbing, electrical, carpentry, waterproofing, and HVAC.
- Proficiency in effective communication with staff, property management teams, and senior management.
- Required licenses and certificates (Certificate of fitness S12, Certificate of fitness S-13, Certificate of fitness S-95, Certificate of fitness P-99, EPA 608 Universal).
- Availability to respond to emergencies and be on call 24 hours.
- Strong self-management, prioritization skills, and a professional demeanor.
- Practical experience with modern motion detection and video capture technologies.
- Experience with unions, particularly 32BJ, is preferred.
- Proficiency with computers and property management software, including Microsoft Office and Yardi.
- Must be able to reside on site.
- Work authorization (required).
