Purchasing Manager

Essential Duties and Responsibilities:

• Negotiate all key subcontractor accounts and material suppliers.
• Monitor subcontractor/supplier statements to ensure that invoices and payments are kept current.
• Manage supply department employees.
• New community budget set up including CCRs, permit processes and fees, vendor cost comparison and assignment.
• Review and approve all new vendor contracts including insurance rating review.
• Negotiate, execute and communicate price changes and leverage backlog homes to protect pricing.
• Assist with field verifications for new plans.
• Approve variances and vendor payroll discrepancies on a weekly basis.
• Review gross profit report weekly to explain causes of notable drifts.
• Research spec pricing on a weekly basis to justify increases/decreases.
• Field questions from sales, construction, vendors and employees. Provide a line of communication between these parties to resolve issues.
• Problem solving related to products, installation, errors on sold homes, etc.
• Manage bid process for new plans.

Requirements:

• High school or equivalent
• 2 years purchasing experience in residential home building
• Excellent time management and organizational skills
• Ability to work effectively in a fast-paced, deadline-driven environment
• Proficient in basic computing skills and ability to learn proprietary software
• Must communicate well with clients, all levels of company staff and subcontracted vendors
• High level of attention to detail and cost analysis
• Ability to read and understand construction plans/blueprints
