Essential Job Functions, Duties, and Responsibilities:

  • Assess, troubleshoot, and complete required repairs on appliances, plumbing, electrical, and HVAC systems.
  • Coordinate and organize projects, daily service requests, and assignments with supervisor, vendors, and other team members.
  • Ability to train, supervise and mentor junior maintenance staff.
  • Ensure the physical aspects of the apartment meets company standards and applicable laws by diagnosing problems, making repairs, tracking accomplishments and performing necessary follow-up.
  • Ensure unoccupied apartments are ready for occupancy by performing various and as-needed electrical, HVAC, EPA, plumbing, carpentry, appliance repair, and other miscellaneous equipment maintenance and repairs, painting, and overall apartment cleaning and other miscellaneous activities as necessary or as directed.
  • Assist the property manager or other team members when requested with special projects or requests.
  • Contribute to the achievement of occupancy goals by effectively performing maintenance duties, which promote a quality living experience for residents.
  • Complete maintenance service requests, document the status of each request and ensure that appropriate follow-through occurs.
  • Perform electrical repairs on items such as appliances, fixtures, switches, outlets, etc. and install ceiling fans as well as indoor and outdoor light fixtures.
  • Perform repairs on air conditioner, heating units, and refrigeration units (use of refrigerant recovery equipment requires proper certification).
  • Perform plumbing work such as clearing stoppages, replace/repair fittings, faucets, and toilets. Complete minor re-piping including the soldering of copper pipes.
  • Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, window coverings, locks.
  • Perform carpentry work, such as repairing/replacing doors, windows, closet bi-fold or sliding doors and building shelves.
  • Repair concrete steps, stoops, patios, fencing, and signage when required.
  • Paint and decorate apartments, hallways, etc., as directed by management.
  • Complete appropriate apartment make ready procedures for move-ins within establish turnover timeframes.
  • Oversee work of sub-contractors hired by the company to work at the community.
  • Complete daily maintenance of grounds and common areas including but not limited to all lighting, snow removal, trash removal, vehicle maintenance, etc.
  • Perform snow and ice removal including snow blowing, shoveling, putting down salt, and using a pick to remove ice build-up on sidewalks and walkways, parking lots and common spaces.
  • Replace unit locks on apartments as necessary and on all recently unoccupied apartments, outside doors, and outbuildings to ensure security of the community.
  • Troubleshoot and perform correct maintenance procedures on indoor or outdoor pools or spa equipment, if applicable (pool equipment maintenance requires proper certification).
  • Contribute to the achievement of financial goals through high productivity and cost awareness, without compromising quality.
  • Responsible for material control and efficient utilization of maintenance equipment.
  • Perform scheduled maintenance on all equipment based on the manufacturer’s recommendations and operation manuals, including boilers, hot water heaters, lawn equipment and other vehicles.
  • Keep accurate records regarding preventive maintenance, service requests, and inventories (invoices, service requests, etc.).
  • Periodically inspect all resident occupied or unoccupied apartments, buildings, and common areas; performing repairs and other duties as necessary or requested.
  • Attend and participate in training seminars as required or requested.
  • Maintain all shop and storage areas in neat, orderly, and working condition.
  • Remain informed on changing building codes and discuss the possible impact to the community with the Property Manager.
  • Interact positively with residents to maintain high levels of resident satisfaction.
  • Demonstrate strong professionalism and integrity as a representative of the community.
  • Contribute to cleanliness and curb appeal of the community.
  • Comply with all industry Fair Housing rules and regulations.
  • Operate within OSHA (Occupational Safety and Health Act) standards and company safety policies at all times.
  • Other duties as assigned by Property Manager.

Skills and Qualifications:

  • Capable of performing the essential functions of the job, with or without reasonable accommodations.
  • Ability to understand and communicate written and verbal directions.
  • Ability to read and follow instructions on safety information for cleaning supplies.
  • Regular attendance, reliability and punctuality is necessary to meet the needs of applicants, new and current residents, guests and outside vendors during regularly scheduled hours.
  • Ability to work nights and weekends, upon request.
  • Must be able to work overtime as needed.
  • Required to work on an on-call basis.
  • Must be available on the last and first day of the month for turns.
  • Outstanding customer services skills.
  • Well organized with excellent attention to detail.
  • Aptitude to work independently with excellent time management skills.

Education and Experience:

  • High School Diploma or GED Equivalent.
  • Three (3) years of prior experience in general maintenance or a combination of education and experience.
  • Boilers License, Pool Operator’s License, and EPA Certification preferred.
  • Reliable transportation required.
  • Ability to attend and pass company paid certification courses (e.g.: pool operators, boilers license, EPA certification, etc.).
