SUMMARY: The Maintenance Technician performs a variety of semi-skilled and skilled repairs and preventative maintenance to our campus facilities, grounds, equipment and fixtures. Responsibilities include but are not limited to performing routine building and grounds maintenance tasks related to basic carpentry, plumbing, electrical, heating, ventilation, and air conditioning (HVAC), lock repair, painting, snow and ice removal, and providing large event support.
Maintenance Technicians are designated as ‘essential personnel’ to perform ‘on call’ duties for emergency situations beyond normal working hours and during inclement weather situations.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:
- Performs facilities maintenance on buildings, grounds, and equipment including but not limited to: carpentry, plumbing, electrical, lighting, mechanical, heating and air conditioning, mechanical repair, door hardware and lock services, furniture repair, and painting.
- Performs a variety of tasks relating to carpentry work such as repairing, replacing, or installing shelves, bulletin boards, dispensers, pictures; repairing, replacing or installing building components such as doors, walls, ceiling tiles, flooring, partitions, and making minor exterior building repairs.
- Performs a variety of tasks relating to advanced plumbing work such as maintaining, repairing, or replacing sinks, toilets, urinals, faucets, dispensers, drinking fountains, water softeners, water heaters, pumps, fittings, valves, and pipes; clear obstructions from water, sewer lines, drains and sump pumps.
- Performs a variety of tasks relating to electrical work such as troubleshooting, repairing or replacing lamps, fixtures, switches, outlets, ballasts, covers, and appliances. Troubleshooting and repairing equipment failures.
- Assist with the preventive maintenance, operation, and repair of various types of plant equipment used in building heating, ventilation, air conditioning and refrigeration systems, including, but not limited to, packaged roof top units, air handlers, mini-split systems, chillers, steam and hot water heating systems, gas and electric heating and cooling systems, and kitchen equipment.
- Perform preventive maintenance task on mechanical equipment such as changing filters on fan coil units, cleaning coils, adjusting tension or replacing belts, taking amp reading, replacing contactors, repacking and reseating valves, repacking pump seals, and greasing machinery.
- Perform interior and exterior painting, including touch-ups and complete room painting. Performs surface preparations by scraping, filling, priming, etc.; selects and uses the proper equipment and tools such as brushes, rollers, spray guns, straight edges, scaffold and ladders; mixes all painting materials to ensure uniformity of color and applies paint in a uniform manner. Maintains clean work area by moving or covering surfaces, fixtures, and furniture to protect from paint spatter. Cleans up any messes.
- Repairs drywall or plaster surfaces on walls and ceilings. Ability to use wallboard joint compound and easy sand mixes to repair walls/ceilings to achieve a smooth surface.
- Perform a wide range of locksmith tasks from the duplication of keys to the data recording of major keying systems. Responsible for key coding, key cutting, replacing cores and locks, installation of door hardware, troubleshooting door hardware and lock concerns. Diagnoses and decide when to repair or replace various locks and door hardware, layout master and sub-master keying systems, select supplies, locks, and equipment needed for overall lock shop operation and to maintain the security. Performs rotating lock cores and replacing lost key as requested by residence life in a timely manner to achieve customer satisfactory and safety of the community.
- Inspect building facilities to identify building maintenance needs; complete inspection and preventive maintenance reports, recommend, prioritize, and perform corrective maintenance as required.
- Maintain and repair various floor coverings such as carpeting and tile.
- Maintain and repair various roof coverings such as rolled and shingle. Coordinate repairs with roofing contractor as necessary.
- Assist with or prepares cost estimates for projects requested by other departments; verify all necessary approvals are obtained prior to procuring material and/or start of project.
- Perform work to achieve completion of the project on schedule, within budget, with quality workmanship that conforms to original plans and specifications.
- Reads and interprets codes, drawings, specifications, operation manuals, and technical literature.
- Communicate effectively with internal and external project participants, vendors, code officials, University administrators and stakeholders to make sure they are well-informed and that work proceeds on schedule and with minimal impact to University operations.
- Maintain professional behavior, appearance, and work ethic to represent the University in a positive manner at all times.
- Creates standard operating procedures and work instructions as requested.
- Maintains accurate records relating to all in-house work performed and prepares and submits reports regarding project status, material used, labor hours used, issue resolution, etc. Inputs data into the computerized maintenance management (work order) system.
- Initiates requisitions for tools, equipment, and materials for approved work and projects.
- Works within prescribed budget and maintains inventory of SHU owned tools, equipment, and materials.
- Checks work order system daily and completes work orders in a timely manner.
- Provides support for special events including pre and post event set up and tear down of equipment, works with coworkers, vendors, and outside stakeholders in a professional and courteous manner.
- This position is classified an “Essential Employee” and requires being on-call 24/7 for a week long on-call rotational schedule; Respond to emergency calls 24/7 as required; Evaluate situation and takes corrective action.
- This position is an “Essential Employee” that may be required to report to work when the university is closed for various reasons or during inclement weather when a state-of-emergency has been declared.
- Performs seasonal snow and ice removal; snow plowing and shoveling of drives, sidewalks, steps, and building entrances around all campus buildings and grounds.
- Participates in ongoing training and professional development sessions sponsored through SHU or to cover all aspects of the job.
- Assist other trades or team members with task, work orders, or projects as needed.
- Performs other duties as assigned.

EDUCATION, REQUIREMENTS, CERTIFICATES AND LICENSURES
Requires a high school diploma or GED and a minimum of three (3) years of supervised on-the-job experience performing facilities maintenance. Completion of a recognized apprenticeship program or an equivalent combination of education/experience.
- Successfully pass criminal background check (Required for hire).
- Valid driver’s license
- Broad technical knowledge of practices, principles, and techniques in the electrical and heating & cooling fields. Familiarity with tools and equipment of the trade such as basic hand tools, amp meters, circuit tracers, voltmeters, and refrigeration gauges and testing equipment.
- The ability to understand plans, design specifications, and manufacturers' instructions and recommendations in order to maintain equipment and components, and remedy issues.
- Analytical and problem-solving skills to successfully resolve issues. Uses interpersonal skills, thinks, reasons, and makes sound judgments to decide how duties and responsibilities are completed.
- Strong written and verbal communication skills with the ability to explain complex issues to co-workers in a way they understand. Ability to take and provide detailed instruction.
- Ability to communicate, interact and work effectively and cooperatively with all people including those from diverse ethnic and educational backgrounds.
- Willingness and ability to periodically work overtime hours, respond to emergency calls after hours/weekends, and participate on an emergency on-call rotation providing general maintenance duties for the campus.
- Ability to perform work in compliance with industry standards, best practices, and meeting all applicable local, state/MIOSHA, and federal statutes, guidelines and codes.
- Basic computer skills and competency with Microsoft Office and experience working with a computerized maintenance management system.
- Follow applicable departmental safety policies.
- Maintain tools, equipment, and a clean work area.
