How You Will Contribute
The Make-Ready Technician is responsible for ensuring that all vacated apartments are thoroughly restored to “market ready” status in a timely manner. They pay special attention to detail as this will become a future resident’s new home.
Things You Will Do
- Inspect vacated apartments and complete a make-ready checklist
- Inform Service Supervisor and Community Manager of needed services and repairs
- Routinely perform the following duties in order to restore the apartment to “market ready” status:
- Check all lights and replace as necessary
- Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors
- Check appliances and inform Maintenance Supervisor of problems
- Assist in changing or removing appliances from apartment
- Make keys
- Check faucets and sink plugs and repair/replace as necessary
- Assist with painting duties
- Repair or replace mini-blinds, ceiling fans, etc.
- Repair plaster holes in walls
- Inspect bathroom tiles, perform minor repairs/replacements
- Change A/C filters
- Lend assistance during “trash-out,” move heavy/bulky items to dumpster
- Assist in keeping grounds clean at all times
- Assist maintenance when requested
- Deliver notices to all apartments
- Report supply needs to Service Supervisor or Community Manager
- Think safety first and ensure that unsafe conditions are corrected promptly
- Communicate effectively with residents, future residents, visitors, vendors, and team members while presenting a positive, professional image
- Perform additional duties as assigned by the Service Supervisor or Community Manager
Things You Will Need
- High School diploma or equivalent
- General knowledge of all things pertaining to property maintenance
- Skill in the safe use and maintenance of power tools
- Willingness to work a flexible workweek including weekends and on-call hours
- Able to multitask and meet deadlines
- Knowledgeable of pertinent laws including EPA and OSHA regulations
- Must be able to walk the property which includes climbing stairs
- Able to bend, stoop, squat, kneel, climb stairs, push, pull, reach, carry supplies and stand for extended periods of time
