GENERAL DESCRIPTION: Performs complex (journey-level) custodial assistant supervisory work. Work involves coordinating, monitoring, and oversight of custodial and contractor work. Plan, assign, train, and supervise the work of others. Work under general supervision with moderate latitude for the use of initiative and independent judgment.

Applicants must fully complete the summary of experience to determine if minimum qualifications are met:
ESSENTIAL DUTIES / RESPONSIBILITIES:
1. Supervise and assign work to custodial staff and team leads regarding general custodial functions including but not limited to sweeping, mopping, and dusting; cleaning and sanitizing bathrooms; cleaning of office furniture, walls, windows, and floors; and emptying of trash and recyclable materials; replacement of supplies; performing various preventive maintenance work; and performing minor repairs.
2. Plan, schedule, implement, and monitor cleaning, minor maintenance, work orders, work flow, productivity, and minor construction projects; and ensure quality control, work standards, safety, and cleaning standards are met.
3. Requisition and distribute supplies and equipment and maintain records of supplies used.
4. Inspect buildings and special projects for cleanliness, completed work, and needed repairs; and report inspection finding to staff and management.
5. Operate and maintain specialized cleaning equipment including but not limited to vacuum cleaners, floor maintenance machines, high speed buffers, carpet shampooers and extractors, automatic scrubbers, pressure washers, wet and dry pick-ups, dry process carpet cleaners, and other related equipment.
6. Ensure cleaning agents are used in a safe, cautious, efficient and effective manner.
7. Prepare reports of work activities.
8. Study various reports to compare data, overtime, and identify various trends in activities and results of work groups; take corrective action as needed; and may develop reports based upon findings.
9. Maintain records related to inspections, maintenance, personnel records, and budget.
10. May develop and implement standard operating procedures for custodial work.
11. May also perform a wide variety of custodial work in offices, restrooms, dormitories and other building areas; and limited yard work including but not limited to trimming shrubs, edging, pulling weeds, sweeping sidewalks, picking up trash on the ground, cleaning courtyard areas, and emptying trash cans/ash trays near proximity of the building.
12. May schedule and or assist in moving furniture due to cleaning, office rearrangements, or special events.
13. Attend work regularly and observe approved work hours in accordance with agency leave and attendance policies.
14. Perform other duties as assigned.
GENERAL QUALIFICATIONS and REQUIREMENTS:
Education – Graduation from High School Diploma/equivalent.
Experience – Minimum of two (2) years or more verifiable work experience in cleaning and maintaining commercial or industrial office buildings plus minimum of one (1) year verifiable work experience in a custodial lead or first line supervisor position.
Licensure and/or Certification – If driving is required, must possess a valid driver license from state of residence.
Regulatory knowledge – Working knowledge of safety and infection control regulations and procedures. Knowledge of recycling procedures, methods and equipment, and the characteristics that distinguish recyclable materials from those that cannot be recycled.
Supervisory/Managerial/Leadership skills – Knowledge of management and supervisory methods and principles, performance and productivity standards, and fiscal/budget management. Able to develop plans, policies, and procedures for efficient workflow and overall effectiveness. Must exhibit integrity; provide clear direction to subordinates; promote teamwork and be able to motivate others to accomplish goals.
Custodial knowledge - Considerable knowledge of processes, procedures, methods, various standard materials, and supplies applicable to the industrial cleaning of large office buildings and other structures. Operate custodial related equipment (floor buffers, carpet shampooers, etc.) safely and effectively. Knowledge of inventory control principles and methods. Knowledge of how to safely store and use custodial materials and chemicals. Ability to read and understand warning labels on caustic cleaning chemicals. Skill in the use of applicable hand and power tools and building maintenance equipment.
Interpersonal Skills – Must demonstrate an ability to exercise poise, tact, diplomacy and an ability to establish and maintain positive, working/professional relationships with internal/external customers. Ability to develop and execute effective and efficient plans/schedules to accomplish all aspects of assigned work order tasks on time, within budget, and at or exceeding quality standards.
Organizational and Prioritization Skills – Must be organized, flexible, and able to effectively prioritize in a multi-demand and constantly changing environment; able to meet multiple and sometimes conflicting deadlines without sacrificing accuracy, timeliness or professionalism.
Presentation/Communication Skills – Must be able to construct and deliver clear, concise, and professional presentations to a variety of audiences and/or individuals including correspondence drafting, English composition, grammar, punctuation, and spelling.
Analytical Reasoning/Attention to Detail – Must demonstrate an ability to examine data/information, discern variations/similarities, and be able identify trends, relationships and causal factors, as well as grasp issues, draw accurate conclusions, and solve problems. Ability to envision different facility scenarios in the absence of information and to proactively react to rapidly changing customer requests.
Technology (computers/hardware/software/operating systems) – Must possess appropriate levels of proficiency with utilized software and systems and be able to learn new software/systems. Demonstrated proficiency with Microsoft Office Suite (Word, Excel, PowerPoint, Outlook).
Confidentiality and Protected Information – Must demonstrate an ability to responsibly handle sensitive and confidential information and situations, and adhere to applicable laws/statutes/policies related to access, maintenance and dissemination of information.
Safety – Must be able to work in safe manner at all times, avoiding shortcuts that have potential adverse results/risks, and must be able to comply with safety standards and best practices.
Travel and/or Schedule – May be required work other than normal hours to accomplish special projects and respond to off-hours maintenance emergencies.

A DPS employee who is selected for a position in the same salary group and state title as their current position will be transferred with no salary change.
A DPS employee who is selected for a position in their current salary group with a new state title may receive an increase of no more than 3.4% over their current salary regardless of posted salary.
Salary is contingent upon qualifications and is subject to salary administration and budgetary restrictions.
