Director of Physical Plant- Long Term Care Setting
MAJOR PURPOSE: Responsible for all aspects of building and grounds maintenance, esthetics and cleanliness. Ensures that the facility's physical plant remains in compliance with all local, state and federal regulations. Responsible for facility's Emergency Preparedness Plan.
Additionally:
Oversees all aspects of the physical plant, mechanically and structurally, inside and out.
Understands and applies federal, state and local, safety, sanitary and health codes for plumbing, electrical and building systems.
Understands and applies federal, state and local fire codes including the NFPA 101 code for health care facilities.
QUALIFICATIONS:
Preferably a Trade School Graduate and/or License Journeyman Mechanic.
Minimum of five (3) years’ experience in Plant Engineering and/or Skilled Trade
Minimum of three (3) years’ experience in institutional housekeeping and laundry services.
Ability to read, write and comprehend English; ability to follow oral and written instructions.
Ability to work with supervisors, co-workers and facility staff in the performance of duties.
Ability to observe proper safety and sanitary techniques.
Ability to work hours as scheduled based on the requirements of the position/assignment. On call as necessary.
Must be available for emergencies during off-duty hours.
Ability to cost out future replacement costs.
Ability to read blueprints, interpret and write specifications.
PRIMARY FUNCTIONS AND DUTIES:
Hires and trains housekeeping, janitors, and laundry personnel, and maintenance techs.
Maintains department schedule to ensure adequate staffing.
Responsible for yearly written evaluations of all department employees.
Documents disciplinary actions and terminates department personnel according to facility policy as necessary.
Performs periodic inspections of the building and grounds to ensure proper repair, cleanliness, and laundry service quality.
Oversees all aspects of the physical plant, mechanically and structurally, inside and out.
Understands all aspects of plumbing.
Understands and maintains the boilers and burners.
Maintains heat and hot water systems at the proper temperatures.
Plans for new electrical equipment and maintains all existing equipment.
Understands and applies federal, state and local, safety, sanitary and health codes for plumbing, electrical and building systems.
Understands and applies federal, state and local fire codes including the NFPA 101 code for health care facilities.
Orders building materials and equipment.
Secures the assistance of outside professionals, as needed, to properly maintain the physical plant.
Places orders for necessary supplies in accordance with departmental budget. Processes incoming merchandise, prepares invoices and submits for approval and payment.
Performs other duties and attends meetings at the direction of the Administrator.
PHYSICAL REQUIREMENTS:
Must be able to move intermittently throughout the day, proper body mechanics required-bending, stooping, turning, stretching, reaching above the shoulders and occasional lifting are involved.
Must be able to cope with the mental, emotional and physical stress of the position.
Must be able to observe, listen and communicate effectively.
Must function independently, have flexibility, personal integrity, and the ability to work effectively with residents, personnel, support agencies, and outside agencies.
Must be able to lift and move any materials/equipment relating to position.
Must be able to work in inside and outside environmental conditions.
Must be able to tolerate extreme cold-temperature below 32° and extreme heat temperature above 100° for more than one hour at a time.
Must be above to withstand chemical and respiratory hazards to perform the essential functions of the job.
