SUMMARY:

The Facilities Manager is responsible for overseeing all aspects of construction, modification, maintenance, and repair of resort buildings, facilities, and equipment. This includes planning, scheduling, supervising, and directing staff to ensure efficient operations and compliance with safety standards.

ESSENTIAL FUNCTIONS:

Essential functions as defined are ILLUSTRATIVE ONLY and not a comprehensive listing of all functions and duties performed by incumbents within this classification. Essential duties and responsibilities may include, but are not limited to, the following:

Leadership

  • Lead and manage the engineering team to ensure effective operation and maintenance of all systems.
  • Plan, organize, schedule, review, and evaluate the work of department staff.
  • Develops and directs the implementation of goals, objectives, policies, procedures, and work standards for the department.
  • Oversees the selection, training, professional development, and discipline of staff.

Maintenance Programs

  • Develop and implement maintenance programs for facilities and equipment.
  • Ensure regular inspection and maintenance of resort facilities, amenities, and equipment.
  • Schedule preventative maintenance work and report major repairs to the Resort Manager.
  • Prepare, issue, prioritize, and track maintenance and repair work orders.

Compliance

  • Ensure compliance with safety regulations and standards.
  • Maintain all equipment, physical structures, and facilities in compliance with local, state, and national codes and regulations.
  • Serve as a member of the property Safety Committee and ensure compliance with safety regulations.

Financial Management

  • Assist in developing the Facilities Maintenance budget to ensure cost-effective operations without compromising service or quality.
  • Control expenses related to staffing, supplies, tools, and equipment.
  • Provide financial reports on monthly expenses and variances.
  • Coordinate activities with other departments and participate in planning and completion of capital projects.
  • Prioritize owner and guest satisfaction by addressing any engineering/maintenance related matters promptly and professionally.
  • Collaborate with other departments to ensure a seamless owner and guest experience.

Project Management

  • Interpret blueprints, plans, specifications, and manuals.
  • Estimate equipment, materials, and staff required for assigned tasks.
  • Maintain relationships with outside contractors and vendors.

Owner/Guest Satisfaction

  • Prioritize owner and guest satisfaction by addressing any engineering/maintenance related matters promptly and professionally.
  • Collaborate with other departments to ensure a seamless owner and guest experience.

Reporting

  • Maintain accurate records of engineering activities, including service records, preventative maintenance, work requests, and inventory of supplies, tools, and chemicals.
  • Contribute to the efficiency and effectiveness of property operations by offering suggestions and participating as an active team member.

Common goals

  • Work with other department managers to ensure property goals are achieved.
  • Contribute to management team initiatives.
  • Other duties as assigned.

QUALIFICATIONS:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge and/or skill required.

Education and Experience:

  • High school diploma/GED, supplemented by technical or college course work training in a trade
  • At least 5 years of experience in facilities management, with at least 2 years in a leadership role
  • Strong leadership and team management skills
  • Knowledge of safety and environmental regulations
  • Excellent problem-solving and decision-making skills
  • Strong communication and interpersonal skills
  • Ability to develop and manage budgets.
  • Proficiency in Microsoft Office and facility management software
  • Certifications in HVAC, electrical, plumbing, pool certification or related fields preferred.
