We are seeking a Construction Project Manager to join our Corporate Real Estate team. In this role, you will coordinate contractors, vendors, and internal T-Mobile teams to complete multiple Tenant Improvement projects throughout T-Mobile’s non-retail portfolio, across North America. You will be responsible for maintaining constant oversight and ownership of project scope, schedule, budget and quality, from project inception to closeout, in order to deliver real estate solutions across T-Mobile’s non-retail portfolio. Additionally, you are expected to be a self-starter who is proficient at managing complex projects, while also capable of mentoring Project Coordinators and Associate Project Managers.

Job Responsibilities:

  • Maintains oversight of the Construction Process, including permitting, preconstruction activities, construction administration (submittals, RFI’s, field reports, etc.) and safety
  • Manages project scope, schedule, budget and quality through all phases of design and construction
  • Obtains approval for all changes to scope prior to execution and documents approved changes accordingly
  • Maintains collaborative relationships with Clients, A&E Professionals, Contractors / GC’s, Vendors, Landlords, and internal CRE Teams
  • Creates and manages detailed project timelines with relevant tasks and milestones, monitoring progress against an established baseline to ensure progress against the schedule
  • Anticipates project and team risks; solves complex challenges and conflicts
  • Submits monthly financial forecasts, ensures accurate submittal of purchase orders, and obtains invoices from vendors in a timely manner
  • Helps to create RFP documentation necessary to identify and retain qualified vendors through a formal bidding process
  • Manages the Design Documentation Process (CD’s and Specifications) for architectural and engineering drawings, along with FFE drawings (AV, Furniture, Security, Brand, Low Voltage, etc.)
  • Leads and documents all project meetings; issues weekly status updates to partners
  • Maintains project files and directories
  • Adept at reading and understanding real estate leases, exhibits, and work letters
  • Works to earn customer’s trust as a valued business partners

Qualifications:

  • Bachelor’s Degree, or equivalent training, education, and 5 years experience in a related field in Engineering or Construction Management
  • 3 years experience as a Construction Manager or in a similar position in construction management.
  • Proficient in Microsoft Office, specifically Project, Excel, Word, and PowerPoint
  • Excellent written and verbal communication skills; ability to effectively communicate with all employee levels and levels of management
  • Solid understanding of general accounting/costing practices including budgeting, forecasting, purchase orders, and invoicing
  • Strong ability to proactively identify project risks and to be able to work with more senior members of the Project Management team to develop and implement solutions
  • Highly organized with strong problem-solving and prioritization skills
  • Solid understanding of design and construction processes and familiarity with pre-construction milestones
  • Ability to negotiate with and manage general contractors and vendors
  • Strong interpersonal skills for building trusted relationships
  • Experience working in a corporate real estate environment preferred
