What are the responsibilities and job description for the Project Management Manager - Design Construction Management position at Tufts Medical Center?

Working closely with the Director Planning Design and Construction, the Project Manager Supervisory supervises and directs the work of project managers and project support teams, tracks project schedules, milestones, timelines, budgets, delivery procedures, and guides the projects managers towards a successful project. The project manager supervisor facilitates problems solving and project resourcing as needed. This position requires 3-5 years experience in management of staff and 10 years experience with highly complex construction projects.
Roles and Responsibilities
This position is able to understand, complete, and guide project managers with the following Roles and responsibilities at a minimum:
- Responsible for all phases (planning with Director of Planning Design and Construction, scheduling, managing through delivery) of the design and construction process for a construction or refurbishment project with an estimated construction value from up to $5,000,000. Project scope is limited to minor renovations, finishes, minimal involvement with Mechanical, Electrical, and Plumbing systems. Projects are administrative or outpatient clinical in nature.
- Implements quality control measures to ensure project compliance with medical center policies, government codes and regulations; also, ensures conformance to the requirements of all project participants.
- Maintains communications on a regular and timely basis, ensuring that all project participants are informed of project status, schedule, problems, progress, and required actions.
- Liaison between key stakeholders, various internal departments, external and internal vendors, and project team.
- Define deliverables and ensure they are met: schedule, budget, meetings.
- Creates project schedule internally or with external vendor
- Facilitates project meetings to align with project goals, methods, and track project tasks.
- Prepares agendas, meeting notes, and project summaries
- Monitors task completion status to identify at risk project and develop mitigation plans when necessary
- Manages the process of furnishings selection, purchasing, and installation
- 8-10 years of progressively responsible and directly related work experience in a field related to construction, capital project management or the equivalent.
- Knowledge of CAD system, CAFM, estimating, cost control, scheduling, construction administration, quality control, and space planning.
- Ability to utilize project management tools.
- Knowledge of local, state and federal regulatory requirements related to areas of functional responsibility.
- Knowledge of technical, professional and business in the fields of healthcare delivery, architecture, and construction, and building design process.
- Ability to ensure project compliance with hospital infection control procedures.
- Ability to establish and maintain effective relationships with widely diverse groups, including individuals at all levels both within and outside the organization.
- Assesses, and documents project scope and program, describing the objectives, physical requirements, parameters, and constraints of the project, including not only the user's functional needs but also hospital and external jurisdictional criteria for heal and safety, operation, maintenance, energy efficiency, quality standards, contextual issues, and aesthetics.
- Manages the process of furnishing and equipment selection, purchasing, and installation.
- Manages the review and approval process to ensure appropriate approvals of all design work from schematic studies through final construction documents and related field changes and changes in scope; as well as approval for conceptual and detailed projects budgets.
- Prepares and maintains accurate, coherent, timely, and auditable project records/files, and cost estimates with department procedures; and ensures that space inventory reports are complete.
- Provides leadership and supervision to assigned consultants.
- Manages the selection process and contract negotiations for consultants and vendors.
- Contract negotiations between contractor and owner
- Oversees contract language during implementation of project
- Directs vendors on specification writing
- Oversees Project Managers I, II, III, IV, and V
- Provides problem solving techniques from Design through construction, including project close out
- Involvement with complex issues arising from contractual languages.

- Masters degree in Architecture, Engineering, or similar field
