Van Metre has a Leasing Manager position available to join our Senior Floating Team!  Our Floating Team is an elite team of property management professionals who are tasked with supporting all of the residential properties in the Van Metre Investment Properties portfolio.  Often times, this team assists with new acquisitions and provides support to our wonderful leasing consultants.  As Leasing Manager for our Senior Floating Team, you will support any of the residential properties in the Van Metre Investment Properties portfolio.  Please note, the primary locations supported are located throughout Northern VA and Washington DC.  Occasionally, this team may also be asked to support our properties in North Carolina and Florida as well.

As Leasing Manager for our Senior Floating Team, you will be responsible for the day-to-day oversight of the leasing staff. You will also assist with all leasing duties related to the property, including maximizing occupancy, scheduling appointments, securing rentals, and promoting resident retention.

Responsibilities:

  • Greet every visitor to the community with a warm welcome, making yourself available to answer questions and assist as needed
  • Engage in sales activities to increase traffic and occupancy (i.e., grassroots marketing)
  • Maintain thorough knowledge of the property and its amenities, and act as a resource for current and prospective residents
  • Build relationships with prospective residents by conducting phone and email follow-up, scheduling and conducting property tours, and processing rental applications
  • Provide excellent customer service by checking in with residents, addressing concerns, and conducting lease renewals
  • Monitor service requests and communicate with the service team and residents to ensure concerns are resolved quickly and adequately
  • In conjunction with the rest of the team, plan, organize, and conduct resident events
  • Complete three exterior community inspections weekly and report any deficiencies found (i.e., landscaping/paint needs, property damage, etc.)
  • Inspect vacant apartments and report needed repairs to service team in order to maintain exceptional product quality
  • Prepare and complete all sales administrative tasks and reports (i.e., market surveys, etc.)
  • Some additional accounting responsibilities, including auditing applicant accounts and crediting accounts for leasing specials
  • Assign leasing staff to act as the point of contact for designated areas of the property
  • Conduct leasing team meetings and develop a strategy for achieving occupancy targets
  • Participate in the hiring and development of leasing team members
  • Reinforce adherence to internal company policies
  • Review:           
    • The daily activities of the leasing team
    • Upcoming occupancy trends to ensure readiness to fill upcoming vacancies
    • Competitor properties in order to identify market trends and implement appropriate specials and features
  • Serve as manager-on-duty, in the absence of the Property Manager and Assistant Property Manager
  • Other sales, customer service, supervisory, and property-related tasks, as needed

Requirements:

  • Minimum 2 years leasing experience
  • Ability to conduct community and apartment inspections (inside and outside) in varying weather conditions
  • Weekend work is required
  • Prior managerial experience preferred
  • Bilingual preferred
