Description
Pay: $50,000-$55,000 per year. Webster values and supports diversity, equity and inclusion. This position has the responsibility of supervising the Technical & General Maintenance Trades personnel. This position also supervises the contracted maintenance of HVAC equipment, elevators, pressure vessel and boiler inspections and the process water treatment program to include the oversight of special events. This position also assists with department level programs and policy development. This includes Preventive Maintenance, Safety Programs and on-call coverage. This position reports to the Facilities Operations Manager.
Essential Functions of the position include attendance and dependability.
Interacts with contractors, vendors and suppliers.
Assists the Facilities Operations Manager with the preparation of specifications for bid documents in trade areas. Serves as an intermediary between department and staff to schedule and complete projects.
Participates in the development of short, mid, and long term goals for the department. Assists the Facilities Operations Manager in prioritizing goals, preparing the annual budget, and requests to fund projects. Manages projects and special events so that deadlines are met while maintaining a positive image of Webster University to the internal and surrounding communities.
Continually evaluates departmental strengths and weaknesses and works closely with the Facilities Operations Manager to address needs through training and hiring. Interviews, hires, and trains staff for the Technical and General Trades; promotes a team-based work environment and a high level of customer service and communication. Researches issues, analyzes data and makes good decisions, often quickly with little time to hesitate.
Provides leadership for the Technical and General Trades' staff, including the scheduling and the delegating of work. Follows up on completed work assignments; and ensures that the employees follow all safety rules and regulations.
Arranges for on-going staff development and provides advice, counsel and leadership.
Maintains an adequate inventory of supplies and spare parts required for the day-to-day completion of assigned work to the Technical and General Trades.
Assists with the development of a preventive maintenance plan for each building on campus and the completion of these plans on a regularly scheduled basis. Maintains building and system logs and oversees routine campus utility inspections.
Conducts routine inspections on campus to determine needs and priorities. Establishes and implements standards for continued building improvements.
Responds to emergency situations and arranges for repairs for leaking and broken water lines, steam lines, etc.
Attends staff development seminars and training sessions to develop and improve leadership and technical skills.
Assists Facilities Operations Manager with policy and procedure development related to facilities use, occupancy, and maintenance. Serves on various teams and represents the department as an active member.
Completes special projects and all other duties as assigned.

Class E Driver's License.
Strong knowledge of practices, work methods, tools and equipment associated with building maintenance trade.
