Williams Realty & Building Company (“WRBCO”) is a construction company based in the Triangle area. Since developing our first residential subdivision in 1954, WRBCO has grown into a full-service residential and commercial construction, development, and property management company.


Job Purpose:

The Project Superintendent is the key individual responsible for the day to day management of all subcontractors on the jobsite and supervision of field staff personnel assigned to the project. He is responsible for all activities on the project site. The Project Engineer oversees job site safety, quality, project scheduling, and communications with the architect and consultants on field and constructability issues. The Project Superintendent reports to the Project Manager.


Essential Functions:

  • Project Superintendent manages job site safety, quality, and schedule for assigned projects from pre-construction to closeout. 
  • Ensure WRBCO’s standards of quality and safety are adhered to by assertively championing WRBCO’s safety culture to project team and subcontractors. 
  • Work collaboratively with Project Manager, architect and consultants on field and constructability issues. 
  • Represent WRBCO in a professional manner.



Requirements

 

Duties and Responsibilities: 

  • Coordinate the scheduling of the entire job, ensuring all necessary work is completed on time.
  • Ensure code compliance with all municipal authorities.
  • Manage the field and project team successfully and collaboratively.
  • Actively control the quality, materials and costs of the project.
  • Establish and maintain positive and effective relationships and communication with client, Construction Manager, project team, consultants/architect/engineers, subcontractors, adjacent community, and governmental agencies.
  • Set up job site logistics, field coordination, and project schedule.
  • Review all project documents for constructability and content, including shop drawings.
  • Maintain and update project records including RFI’s, ASI’s and as-builts.
  • Create and enforce a site-specific emergency action plan for assigned projects in collaboration with the Project Manager.
  • Coordinate subcontractors.
  • Coordinate with building inspections, subcontractor inspections, and agencies.
  • Perform daily job site walks and submit daily safety audit reports.
  • Conduct and/or attend Forman meetings, pre-task meeting, safety meetings and project staff meetings.
  • Management of job site manpower production and performance.
  • Use project management and scheduling software effectively.
  • Maintain a clean job site and develop a waste management system for the site.
  • Ensure site security is established from day one of the job through closeout.
  • Monitor erosion control and National Pollutant Discharge Elimination System (NPDES).
  • Attend company and industry events including meetings, trainings, workshops, etc.
  • Actively support a “safety first” environment on all job sites, always ensuring OSHA compliance.
  • Attend and support monthly safety meetings.
  • As a small business, wearing many hats is norm. A willingness to support the business in any aspect is required.


  

Qualifications & Skills

Required Education and Experience:

  • 3-5 years' experience as a Lead Foreman for a major trade, Assistant Superintendent, and/or Project Superintendent. 
  • Strong computer skills and willingness to learn packaged construction management software systems.
  • Extensive knowledge of construction business and best practices. 
  • High level of interpersonal skills. Position continually requires demonstrated poise, tact and diplomacy. 
  • Strong analytical, organizational, multi-tasking abilities are required, as is the ability to problem solve and drive projects to meet stated and planned goals. 
  • Possession of a valid driver’s license in good standing. 


Preferred Education and Experience:

  • Bachelor’s Degree in construction management, civil engineering, or related field is preferred.
  • 30 hours of OSHA certification, or willingness to achieve within 3 months of employment.
  • CPR Certified
  • Training in PPE, Scaffolding and Fall Protection.
  • Knowledge of acceptable construction site practices including safety and health regulations.
  • Knowledge of applicable codes and regulations.

Salary : $80,000 - $110,000
