Position summary


This maintenance positions will oversee the completion of general apartment maintenance for several new construction, Class A buildings in the Twin Cities.  The ideal candidate would possess excellent communication and organization skills.  Must have the ability to work independently with little supervision and produce results.  MUST have experience meeting tight deadlines, organizing work-loads and turnover schedules and coordinating with property management staff.  A background in painting/drywall, electrical, plumbing, and appliance repair required.  This is a great opportunity to join a growing development firm and work in a variety of areas in the maintenance field.  Excellent advancement opportunities exist for the right candidate.


Position requirements

Essential Functions



  • Maintain the general appearance and curb appeal of the property.
  • Complete routine preventative maintenance on building systems.
  • Complete corrective maintenance in plumbing, electrical, HVAC, appliance, carpentry and other general maintenance.
  • Coordinate and Assist outside vendors working on building and/or equipment issues.
  • Provide oversight and emergency response to all building equipment and systems.
  • Perform necessary maintenance in residents’ apartments.
  • Respond to maintenance requests in a timely manner.
  • Assist with the turnover of apartments between residents.
  • Complete building and apartment inspections as required or assigned.
  • Involvement in completing special projects from time-to-time.
  • Ensure property is meeting daily expectations, as dictated by company standards.
  • Property and grounds walks expected regularly to ensure compliance, appearance, and safety standards are being met.
  • Regularly communicate with Property Manager, corporate leadership, residents and ownership.
  • Must have the ability to work weekends when necessary and be on-call as needed.
  • Must have a valid driver’s license and reliable personal transportation.


Customer Service



  • Address resident complaints, concerns and requests appropriately.
  • Provide outstanding customer service and communication to the residents in order to enhance customer satisfaction thereby reducing apartment turnover and increasing revenue, reputation and overall profitability for the owner.
  • Create and maintain a positive living experience for all residents through prompt maintenance completion and consistent follow-up.


Physical Requirements



  • Move, push, pull and/or lift objects weighing up to 75 pounds.
  • Use hands and arms for simple grasping, pushing and pulling.
  • Ability to carefully handle containers of cleaning solutions/chemicals as directed.
  • Perform various tasks requiring actions of muscle groups to walk, stoop, bend, lift, and to carry objects.
  • Walk and/or stand for prolonged periods of time.
  • See objects closely and read directions, instructions, chemical warnings, etc.
  • Ability to answer phone and communicate with others, both verbally and with written instructions.
  • Climb ladders, work in warm environments, operate power tools such as drills, sanders, saws, snow blowers, lawn equipment, or other mechanical equipment on a daily basis.


Environment



  • This position will work both inside and outside during each season and varying environmental conditions – which can include rain, snow, sleet, heat, humidity and other varying weather conditions.


Working Hours



  • This is generally a day-shift position (Monday-Friday), but employee must have the ability to work weekends, holidays and on-call evenings and/or overnight hours as needed for building maintenance and security.


Supervision



  • This position reports to the Property Manager.
  • Partner with Property Management staff to ensure a safe and well-maintained community.

 Experience & Skills



  • A minimum of five-years multi-family property maintenance; ideally for Class A buildings.
  • High School diploma or equivalent, technical-level education strongly preferred.
  • Computer proficiency and technical aptitude with the ability to learn property management software applications.
  • Reliable personal transportation and the ability to travel between sites.
  • Excellent follow up and follow through skills; solid organizational and interpersonal skills; ability to work as a team member.
  • Excellent verbal and written communication skills.
  • Excellent organizational skills.
  • Must pass background check and drug testing.
  • Have proven customer service experience.
  • Time management, leadership, and problem-solving abilities.
