ESSENTIAL JOB FUNCTIONS OF THE POSITION INCLUDE, BUT ARE NOT LIMITED TO THE FOLLOWING: 1. Responds to service requests from residents in a timely manner; adheres to all safety rules and requirements; performs duties within time standards set by union/management committee. 2. Performs repairs to building fixtures, removes broken glass and replaces it with new panes, repairs doors and windows, etc.; performs electrical, plumbing, carpentry and other repairs as necessary; paint, caulk and otherwise repair walls; maintains grounds and parking areas; repairs roofs, cleans and moves appliances. 3. Performs repairs on occupied units as well as preparing vacant units for occupancy; cleans and maintains common areas; assists in inventory control. 4. Trouble shoots repairs and maintains furnaces, air conditioning units, appliances and various types of tools
