When your taxes come due, the municipality where you live gets an automatic lien against your property to secure the payment of your property taxes. If you dont pay, that lien attaches to your property. If you dont pay those taxes, you could end up homeless. A lien is a notice that attaches to real property. If you have a lien against your property, when you go to refinance or sell it, you wont be able to do either. The lien will cloud title to the property. You need to have clear title in order to sell or refinance. To clear title to your property, you will need to resolve the lien. Generally, this means you will need to pay what you owe. If you cant pay the full amount, the property will be sold at auction for the amount of unpaid taxes (plus fees and other costs) that you owe. If you dont pay your Maryland property taxes, the tax collector can auction your home off in the Spring (called a Tax Sale) to the highest bidder. You have the chance to get your home back after the sale because, under Maryland law, you have legal rights of reclaim (or "redeem") your property until it is foreclosed. The property may be sold, but that does not mean that the tax sale purchaser has free and clear title to your home. Maryland homeowners generally get at least six months after the sale to redeem the home. (Md. Code Ann., Tax-Prop. § 14-833). These six months are called a "redemption period." During this time, you can pay off the tax debt and prevent the purchaser from getting a judgment and eventually the title to your property.
