Project Manager - Construction directs day-to-day construction project management planning and execution processes to meet project design requirements, schedules, and organizational financial objectives. Manages governance of projects by establishing standards, processes, and tools for effective project management throughout the project lifecycle. Being a Project Manager - Construction uses comprehensive knowledge of construction processes and operations to set project productivity and quality targets. Monitors all project milestones, changes, and technical status reports. Additionally, Project Manager - Construction manages strategic client and contractor relationships and establishes clear lines of communication. Responds to escalated project issues that may impede project delivery and coordinates solutions. Analyzes project metrics to identify weaknesses or problems and propose operational improvements and cost savings for future projects. Typically requires a bachelor's degree. Typically reports to a manager. The Project Manager - Construction supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions. To be a Project Manager - Construction typically requires 3-5 years experience in the related area as an individual contributor.     Job Description
    • Responsible for managerial and administrative aspects of a project. Including estimating, scheduling, quality control, progress reports, progress billing, design review, coordination, cost reporting, safety, and proposal preparation
    • Collaborating with engineers, architects, owners, etc. to determine the specifications of the project, scope, and schedule.
    •  Organize and oversee construction procedures and ensure they are completed in a timely and efficient manner
    • Oversee and track material procurement and delivery dates
    •  Negotiating contracts with external vendors to reach profitable agreements
    • Obtain permits and licenses from appropriate authorities
    • Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations
    • Coordinate with on-site Superintendent to plan all construction operations and schedule intermediate phases to ensure deadlines will be met
    • Build relationships with trade partners
    • Manage changes to project scope and costs with clients, leadership team and trade partners
    • Evaluate progress and apply necessary changes to achieve planned goals
    • Leads project start up, completion and project closeout process
    •  Ensure adherence to all health and safety standards
    •  Lead Project Financials and budget forecasting through project completion

    Requirements for this position
    • 5-10 years Commercial Project Manager Experience
    • Proficient in Microsoft Office with an emphasis in Excel & Project
    • A desire to rapidly grow and advance in your position
    • Excellent problem/conflict resolution skills, ability to handle and diffuse difficult situations and concerns in a positive manner
    • Strong personal integrity and has the highest ethical standards
    • Ability to work effectively in a team environment
    • Committed to providing a positive experience for each project, client, trade partner, and coworker
    • Positive, high energy, and eager to learn and work in a fast-paced, extremely high-growth company
    • Professional who takes initiative, can work without supervision and begin projects independently
    Position Preferences
    • 4-year degree in Construction Management, Engineering, Architecture or Finance
    • Experience in the following sectors: Grocery, Self-Storage, Multifamily, Retail, Commercial Office, Municipal, Automotive, and High End Residentials
    • Procore or other project management software experience
    • Civil experience is a plus
