Estate Planning Director directs all aspects of the estate planning function including sales, staffing, and supervision. Participates in training and estate planning workshops. Being an Estate Planning Director ensures that the agency stays abreast of regulatory guidelines and new trends in the field. Researches and advises on tax, technical, and legal questions. Additionally, Estate Planning Director introduces new life products to the field and contributes to design of related software and tools. May be a speaker at insurance conferences or meetings. Requires a bachelor's degree of business, marketing, or mathematics. Typically reports to top management. May require Chartered Life Underwriter (CLU). The Estate Planning Director manages a departmental sub-function within a broader departmental function.     At PRISM, a Director of Operations thrives on maintaining all aspects of the roving maintenance team and construction projects. This position will perform this vital function for PRISM’s subsidiary company, Principal Construction & Maintenance Group (PCMG). This resourceful problem-solver has an entrepreneurial spirit and can be both assertive and direct, as well as empathetic and caring. Not everyone has the capacity to successfully take on the level of responsibility afforded to a Director of Operations. However, for the right person, being a Director of Operations is an opportunity to make decisions, enforce accountability, and empower a team to make the projects under their supervision as successful as can be.

    Duties and Responsibilities

    • Maintain a professional image and attitude in keeping with the objectives of PRES’ and residents’ welfare.
    • Report any observed problems in units or on the property to the appropriate clients.
    • Develop, oversee, and manage PCMG’s existing business strategies.
    • Develop new business strategies to help address inefficiencies within the current company setting.
    • Prospect for new opportunities and business ventures.
    • Develop procedures to retain customers and minimize complaints.
    • Review and recommend invoicing to customers.
    • Manage the life cycle of the bid process for construction projects.
    • Review construction job costs and budgets.
    • Consistently review current personnel within PCMG to determine any inefficiencies and recommend the creation and development of new positions, if appropriate.
    • Assist in the hiring process for new positions.
    • Recommend, when appropriate, the use of outside contractors for some projects and supervise their work.
    • Review and recommend payment to vendors.
    • Maintain property maintenance records in accordance with OSHA standards, Rules, and Regulations.
    • Make recommendations for changes in policies and procedures in response to changing conditions, requirements, regulations, or technology.
    • Assist in the scheduling of daily and on-call responsibilities for the Rover Maintenance Team.
    • Create a contingency plan for on-call emergencies and responsibilities.
    • Oversee Monthly Property Safety Maintenance Program.
    • Assist in preparations of budgets for PCMG.
    • Generate reports for the executive team.
    • Regularly conduct an inventory of PPE equipment, equipment, tools, parts, and supply of materials on behalf of PCMG, ensuring consistency throughout the Portfolio.
    • Assist in the procurement of tools/assets to help develop a robust inventory.
    • In the event that a client requires multiple maintenance personnel, the Director of Operations is responsible for overseeing the following work tasks and may be involved in the actual labor to complete the same. In addition, the Director of Operations is responsible for coordinating the crew, assessing employee performance, hiring, reviewing time and leave reports, performing appraisals of staff, and ensuring that staff are properly trained.

     

    Physical Requirements

    • Physical aspects of the job may require heavy (50 pounds) lifting, bending, pushing, pulling, kneeling, stooping, climbing, balancing, and carrying.

     

    Safety

    • All staff must strictly adhere to safety policies and procedures to prevent injuries on the job and maintain a safe work and living environment.
    • Staff are not permitted to carry weapons.

     

    Skill Requirements

    • Knowledge of the principles of management and supervision.
    • Knowledge of HUD regulations regarding housing quality standards and other maintenance-related standards.
    • Knowledge of the PRES policies and procedures.
    • Knowledge of building and grounds maintenance, including standard practices, methods, tools, materials, electrical, plumbing, HVAC, painting, carpentry, and groundskeeping.
    • Knowledge of safety rules, including accident causation and prevention.
    • Knowledge of occupational hazards and appropriate safety precautions.
    • Ability to supervise a comprehensive maintenance program for a public housing site.
    • Ability to analyze information from inspections in order to determine the maintenance needs and the quality of maintenance services provided.
    • Ability to develop plans and procedures for efficient and timely completion of work.
    • Ability to maintain records in an orderly fashion.
    • Ability to communicate effectively orally and in writing.
    • Ability to establish and maintain effective working relationships with supervisors, subordinates, co-workers, residents, contractors, and the public.
    • Ability to prepare recommendations and reports, as required.
    • Ability to read, understand, and work from sketches and blueprints.

     

    Qualifications for this Position

    • High school education or equivalent.
    • Experience in multifamily maintenance and experience involving public contact.
    • Maintenance personnel must provide the tools needed to perform routine maintenance tasks.
    • Some type of formal training or experience in the following areas: carpentry, light plumbing work, light electrical work, painting, and refurbishing.
    • Willingness to pitch in and work in areas other than repairs and maintenance; i.e., janitorial, custodial, gardening, painting, etc.
    • Physical aspects of the job may require heavy lifting (50 pounds), bending, kneeling, stooping, climbing, balancing, and carrying.
    • Valid driver's license and up-to-date vehicle insurance.
    • Use of personal automobile for local job-related travel and pick-up.
    • Neat, clean, and appropriate appearance.
    • Meet PRES Criminal Background & Credit Check prior to employment.
    • Successful completion of EasyLMS Training upon employment.
