Facilities Director manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Director monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Director directs training of managers, supervisors, and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Facilities Director typically requires 3+ years of managerial experience. Capable of resolving escalated issues arising from operations and requiring coordination with other departments.     The St. Johnsbury School District (STJSD) serves more than 1,000 students, Pre-K through 8th grade and tuition our high school students to several area public and independent high schools. We are looking for a Facilities Director.

     

    Job Summary:

     

    The Facilities Director will maintain oversight of the physical plants, buildings and grounds of the St. Johnsbury School District. He/she ensures compliance with all applicable statutes, regulations, and codes. In collaboration with the School Board, Superintendent, and Principal develops and implements a rotating five-year Facilities Plan and a Capital Improvement Plan including budgeting needs for School Board approval. Supervises and evaluates the Custodial & Maintenance Staff.

     

    General Responsibilities:

     

    Coordinates and carries out the installation, maintenance and repair of electrical wiring, equipment and fixtures; and/or plumbing and heating systems and to assist with other mechanical systems and general building maintenance tasks as needed. Also plans, directs, coordinates and oversees all functions pertaining to the operation and maintenance of equipment and vehicles.

     

    Specific Responsibilities:

    • Responsible for the care and upkeep of school facilities. The foregoing responsibilities are to be addressed in cooperation with the Administration in accordance with a five-year rotating Capital Improvement Plan.
    • Responsible for the care and upkeep of district grounds, driveways, parking lots and access roads.
    • Organizes special construction projects and summer building rehabilitation as needed.
    • Responsible for overseeing full and part-time custodial and maintenance training.
    • Responsible for overseeing subcontractors including scheduling repairs, preparing bid specifications and executing contracts.
    • Keeps accurate records including inventories of all equipment and prepares written reports for the Principal, Superintendent and Board. Keeps accurate records of federal and state mandated reporting.
    • Keeps vehicles, tools, machines and equipment in good repair and recommend replacement as needed.
    • Conducts regular inspections of the facilities to detect and resolve problems.
    • Ensure all supervised staff adhere to the safety policies and procedures.
    • Coordinates coverage and clean up with administrators of any facility use.
    • Oversees and responds to internal and external inspections for maintenance concerns, safety and security.
    • Oversees compliance with environmental requirements of fuel storage, SDS sheets, public water systems, asbestos, lead, and HVAC systems.
    • Responds to emergency problems and crisis situations as needed and serves as a member of the Safety Team.
    • Budgeting for custodial/maintenance in collaboration with the Finance Director and Principal.
    • Coordinates maintenance and scheduling needs in collaboration with the Athletic, Technology, Food Server, and CatCH Directors.
    • Coordinate all electrical, plumbing and heating system work and perform repairs and installations.
    • Assist as needed with other mechanical systems and general maintenance work.
    • Establish performance standards and supervise operational care, service and maintenance of all vehicles and coordinate with Principal and Drivers.
    • Schedule all vehicle related appointments, maintenance, repairs & inspections.
    • Performs other duties as directed by the Superintendent/Principals.

    Job Requirements

     

    Qualifications:

    • BS or Associate Degree with technical training or equivalent work experience.
    • Minimum of three to five years of progressive experience and responsibility in a facilities maintenance field

    Knowledge, Skills and Abilities:

    • Working knowledge of construction, electrical, HVAC, and plumbing systems
    • Driver's license required.
    • Ability to problem solve challenging situations
    • Ability to manage complex projects and multiple deadlines
    • Ability to communicate effectively and respectfully
    • Strong organizational and communication skills, both written and oral

    Bachelor degree or Associate Degree required

    Citizenship, residency or work visa required
