Mission of Role
A construction project manager oversees and coordinates all aspects of construction projects, from initiation to execution and completion. They meticulously plan, direct and manage the project, ensuring it stays on budget and schedule. They also provide input and participate in drafting and the review of project bids and the negotiation and management of subcontractor contracts.
Also, quality control and compliance with building codes and safety regulations are crucial aspects of their role, ensuring projects meet contractual and legal requirements. They also work closely with stakeholders, including clients, architects, engineers, contractors and subcontractors, in order to define project objectives, establish timelines, allocate resources and manage budgets.
A construction manager focuses on on-site operations, ensuring construction quality, safety code compliance and coordinating construction activities happen daily per schedule and budget.
The primary role of our Construction Manager is to lead, manage and coordinate subcontractors, tradespeople, and other team members so that each construction project is code compliant and conforms to the approved schedule, budget, as well as the quality of workmanship expected.

Education Requirements
Bachelor or Associate’s degree in construction, construction management, and/or structural engineering is desired.
Prior Experience Requirements
Minimum 5 years experience in construction for full rehabs, including additions and new builds for single-family homes.
Technical Requirements
Ability to lead, manage and coordinate subcontractors, tradespeople, and other team members.
Detailed understanding of how to carry out the construction work for each trade involved in fully rehabbing a single-family home.
Understanding of various construction methods and materials.
Familiarity with local, state, and federal building codes and regulations.
Understanding the process for obtaining necessary permits and the correct timing for city inspections throughout a rehab project.
Means to read and interpret technical documents, such as project blueprints, and construction schematics (architectural & structural).
Proficiency in estimating costs, managing budgets, and controlling expenses.
Skill to create detailed schedules and adjust them as needed.
Excellent project management skills, including effective planning, organizing, and prioritizing tasks.
Intermediate to advanced knowledge and use of mobile phone text, iPad text, construction apps (e.g., Fieldwire) Microsoft Word, Excel, and any software that can be used to improve construction work efficiencies.
Clear, effective, and timely communication with clients, team members, and stakeholders.
Ability to negotiate contracts, change orders, and other project-related terms.
