LEASING CONSULTANT
(Reports to Property Manager)
OBJECTIVE
The Leasing Consultant is primarily responsible for leasing apartments and providing quality customer service to residents. The Leasing Consultant’s goal is to lease to qualified applicants and further provide excellent customer care to meet the needs of all residents.
ESSENTIAL DUTIES AND RESPONSIBILITIES (Included but not limited to)
· Effectively utilize telephone logs and guest cards to assist in the sales process. Accurately account for traffic and marketing sources. Assist with weekly traffic reports, updating traffic report and computer reports.
· Process rental applications by obtaining all required verifications, documents identifications etc. Process credit report.
· Ensure that all models and “market ready” vacants are in perfect condition and smell fresh.
· Schedule move-ins with applicants and maintenance.
· Accurately prepare and execute lease packages for Manager review.
· Inspect units prior to move in. Conduct new resident orientation; review lease package with applicant and collect monies.
· Maintain complete and accurate resident files.
· Maintain high standards for resident relations. Provide quality service.
· Assist manager with revenue collections as requested.
· Accurately document service requests and follow up with residents.
· Visit residents daily for lease renewals, updating files. Prepare and distribute resident correspondence, including but not limited to, late notices, legal notices, rent increases, lease renewals, warning letters, extermination notices, etc. Maintain resident visitation log and lease renewal logs.
· Execute notice of renewal for recertification.
· Perform certification/re-certification process as defined by Tax Credit criteria.
· Perform income/employment verification.
· Accurately complete and execute notices to vacate. Instruct residents of move out procedures.
· Ensure confidentiality.
· Represent and promote Frye Properties at all times.
· Perform all other task assigned.
SPECIFIC KNOWLEDGE, SKILLS, LICENSES, CERTIFICATIONS, ETC.
* Requires a high school diploma/GED
* 3 Years Minimum Experience preferred
* Computer proficiency specifically Excel, Word, Outlook, RentRoll and One-Site.
* Excellent Customer Service Skills
* Proven Closing Ration
* Ability to work independently on assigned tasks as well as accept direction
