Product/Brand Management Director manages, develops, and oversees the implementation of marketing activities to maximize sales of a brand. Analyzes brand performance, brand competitiveness, and product trends in the marketplace and develops marketing strategies for a brand. Being a Product/Brand Management Director reviews marketing metrics to determine the effectiveness and value of marketing strategies or campaigns. Leads the development, curation, and deployment of marketing content and identifies effective sales channels. Additionally, Product/Brand Management Director translates marketing initiatives into specific projects and actionable plans. Works with management and team leaders to identify and implement appropriate sales strategies or improve direction for current campaigns. Ensures product and brand initiatives are consistent and support the organization's public image. Requires a bachelor's degree. Typically reports to a director. The Product/Brand Management Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Product/Brand Management Director typically requires 3+ years of managerial experience.     Job Description

    Pay : $22 - 26 / hour

    Job Summary : The Director of Environmental Services is responsible for ensuring the proper operations of the community’s physical plant, and that all grounds, equipment and living spaces are fully functional, inviting, clean, comfortable and safe for all residents, Team Members and guests.

    This position also supervises all of the day-to-day activities of the Environmental Services Department.

    Essential Job Duties (Include % of time for each responsibility) :

    • Responsible for apartment preparation of vacant rooms (25%) :
    • replace drapes, paint / caulk, shampoo carpets, and other electrical, plumbing and carpentry work as needed
    • Conduct daily inspections of property grounds, buildings, and periodic inspection of equipment, tools and supplies (25%) :
    • ensure that environmental service Team Members are completing assignments
    • property is always presentable for tours
    • equipment, tools, and supplies are maintained and operable
    • Manage, plan, develop, organize, schedule, evaluate and direct the Environmental Services department (25%) :
    • hire, supervise, and manage the performance of environmental service Team Members
    • develop performance standards and processes for the maintenance function
    • manage the department within budgetary guidelines
    • Coordinate maintenance requests / logs of resident apartments (10%) :
    • repair plumbing, furniture, electrical, heating and replacement of light bulbs
    • Manage outside vendors / contractors (10%)
    • Oversee, educate on OSHA policies and procedures (5%)

    Non-Essential Job Duties :

    • Maintain an updated list of emergency vendors and contact information (5%)
    • Assist all maintenance Team Members in their job duties (75%)
    • Display tact and friendliness when dealing with residents, Team Members, and guests
    • Promote a spirit of teamwork and open communication
    • Assist in the marketing of the community

    Supervisory / Management Responsibilities :

    Maintenance Assistant 1 to 3 employees

    Minimum Job Requirements :

    • High School Diploma or equivalent is required
    • Demonstrated mechanical and troubleshooting ability
    • Must be over the age of 18 or have the proper work permit
    • Background clearance is required
    • Negative TB test results are mandatory
    • Good communication skills are required
    • Must be proficient with the use of a PC and familiar with Microsoft Office Suite
    • Must be able to perform basic math calculations

    Preferred Job Requirements :

    • Prior related work experience is highly desirable
    • Prior supervisory or lead experience is preferable
    • Bachelor’s Degree is preferable

    Physical Demands :

    • Must be able to perform manual tasks daily
    • Ability to safely operate a wide variety of equipment and tools
    • Must be able to lift up to 75 pounds
