    We are looking to immediately hire a qualified maintenance person with experience in construction, residential property maintenance, painting, and carpentry. Must be able to manage own time and have the ability to prioritize duties and finish tasks quickly and efficiently. Must have own basic tools and truck and be willing to use. Must have verbal and written communication skills. Must be dependable. This is a part-time position, and applicant must have evening weekend availability for occasional emergency service. Must pass criminal background check.

    Responsibilities and Duties:

    • Residential and commercial property maintenance
    • Keep maintenance area clean and organized
    • Air filter changes/minor HVAC repairs
    • Basic appliance repair
    • Plumbing knowledge
    • Painting
    • Minor Carpentry
    • Trash removal
    • Make ready on move-out for rentals
    • Flooring repairs
    • Any other duties assigned by management and office team

    Requirements:

    • 2 years of maintenance Experience required
    • Ability to bend, stoop, lift, carry, push or pull over 25 lbs repeatedly
    • Ability to respond to occasional afterhours emergencies
    • Valid Driver's License and current insurance
    • Must have own Truck
    • Must have own Tools
    • HVAC certification is a plus but not required

    General Summary

    Under general direction, the Maintenance Technician is responsible for performing a wide variety of general maintenance repairs and services for apartment residents for an assigned community. This includes, but is not limited to, completing work orders,

    make-readys, and general maintenance and upkeep to apartment homes, leasing offices, common areas, community amenity buildings, grounds, and landscaping.

    Essential Job Duties and Core Responsibilities

    1. Completes resident service requests within a timely manner and as assigned.

    2. Be available after hours for emergency and crisis situations.

    3. Perform carpentry, plumbing, electrical repair, and maintain grounds including trash pick up

    4. Participates in the make-ready completion process

    5. Ensures the community meets the highest exterior aesthetics standards

    6. Ensures property maintenance meets company quality standards at all times

    7. Ensures all work is completed in accordance with all required compliance standards and applicable regulations

    8. Perform preventive maintenance on all equipment, (i.e., heat, A/C, ect.).

    9. Work closely with contractors and vendors, to remain up to date on all prices, equipment, and services.

    10. Manages other projects as needed

    11. Performs other related duties as required and assigned

    Job Requirements

    6. Work requires strong knowledge and technical skills associated with light carpentry, plumbing, painting, electrical, HAVC, and general installations or repairs associated with the make-ready process and punch outs

    7. Work requires one to be available to be on-call.

    8. Work requires flexibility and the ability to work in a fast-paced, dynamic environment with changing priorities.

    Direct Reports and Reporting Relationship

    Maintenance Technician reports directly to the Maintenance Supervisor (if applicable) or the Property Manager or Area Manager.

    Minimum Qualifications

    One (1) to two (2) years of maintenance and repair experience required for residential, retail or commercial property management. Skills and experience servicing and repairing items associated with carpentry, painting, plastering, heating, and cooling, and minor electrical tasks. A high school diploma or equivalent is required; vocational training, and one year of maintenance and/or service experience; OR an equivalent combination of education and experience.

    Physical Demands: While performing the duties of this job, the employee is required to stand and walk regularly; handle or feel objects, reach with hands and arms; talk and hear. Climbing, balancing, stooping, crouching, lifting, and crawling will also be required; specific vision abilities include close vision, distance vision, and depth perception. Work requires the ability to maneuver apartment figures, maintenance equipment, grounds equipment, and appliances with the aid of moving equipment if needed. If the weight exceeds seventy-five (75) pounds, then a team member would assist.

    Work Environment: While performing the duties of this job, the employee is exposed to hot or cold environments, depending on the task being completed at that time. May also be exposed to awkward or cramped positions throughout the workday.

    Dress Code: Employees in the maintenance areas must wear appropriate clothing that is suited to the job, and which provides adequate protection. Maintenance personnel shall be clean and neat in appearance. Blue jeans, work pants, and work boots are acceptable. No maintenance personnel may wear sandals. Dangling jewelry, and anything that may be a hazard cannot be worn while on the job.

    Travel: Local travel during the business day is expected, travel outside of your local work area must be authorized by your Area Manager and/or the General Manager.

    Pay is based on experience; benefits available to full-time employees after 90 days.
