Commercial Superintendent Salary

Provide analysis and reporting of job status and performance to customer and management, as required, to ensure organizational goals are met and to meet customer requirements.

Follows inspection and service procedures outlined in the preventative maintenance and loss control programsPossesses knowledge of a safe and efficient operation of all equipment, power and hand toolsResponsible for the care of assigned equipment, tools and uniformsResponsible for keeping the shop, equipment rooms and common areas clean, organized and safeFollows operational and safety proceduresInspect all areas of the buildings and reports deficienciesMonitor contractors, inspects work and generates deficiency listsAvailable for various shifts and to occasionally work extended hours, nights, weekends and holidays to ensure adequate building coverage and perform necessary repairsProjects a positive, neat, well-groomed appearance and attitude at all times.

Completes Work speed assignments and reports, paperwork in a timely mannerDemonstrates a thorough knowledge of equipment being serviced and employs service procedures and techniques indicative of first-class work.

Assist with Fire Drills and Fire Safety TrainingEnsure building systems are operating as they should and ensure all equipment is in proper orderScheduling building worker shifts and keeping maintenance costs within budgetEnsure compliance books are reviewed monthly and signedEnsure all compliance items are scheduled in a timely fashion and keep records for State and Local authorityAbility to coordinate work efficiently and optimize the performance of othersStrong computer skills necessary to operate and diagnose problemsResponsible for the efficient operation, maintenance and repair of all building systemsReviews and coordinates work assignments, plans work to be performed and obtain necessary tools, equipment and materials.

Maintains and enforces a safe, secure and healthy work environment by following and enforcing standards and procedures.

Prepares project schedule and maintain schedule throughout the project to include, at a minimum, monthly updates to be submitted with monthly pay applications.

Communicate effectively at all levels, both internal and external to the City, in order to obtain or provide information.
