The Maintenance Technician at the Fountains Apartments is responsible for providing the overall maintenance and repair of our apartment complex including interior and exterior grounds and equipment. Responsibilities
- Responsible for maintaining the overall condition and cleanliness of the maintenance shop and residential property.
- Executes and documents the preventive maintenance program for resident units, common areas, hallways, garages, grounds, pool, clubhouse, and equipment.
- Maintain property appearance, snow removal (including shoveling, salting, sanding, and ice removal), upkeep/curb appeal to ensure competitiveness within the industry, attract future residents and provide a welcoming environment to current residents.
- Complete work orders and turnover maintenance needs on a timely basis providing quick response to emergency after-hour calls as necessary. We use a 3 man on-call rotation that averages 1-3 calls per rotation.
- Maintain and keep track of maintenance equipment, tools and supplies.
- Drive cost-effective solutions and maintain and work within the maintenance budget.
- Build a sense of belonging for our residents by ensuring needs are responded to in a courteous, friendly and timely manner.
- Become part of the community by attending residential community activities after normal business hours.
- Adhere to all CSM Standard Operating Procedures, Fair Housing laws, risk mitigation and emergency responses
Competencies/Skills Required:
- General problem-solving skills
- Ability to participate in an on call rotation and work limited after-hours shifts
- High School education or GED
Competencies/Skills Required:
- 2 years of maintenance experience is preferred. Candidates who have some sort of specialized skill like plumbing, electrical, or construction will come in higher on the wage scale.
- CPO, HVAC, EPA certification is desired, or the ability to obtain certification based on property requirements.
