Real Estate Developer, Dantin Bruce, is seeking a full-time Maintenance Supervisor to oversee all on-site maintenance operations for Oak Grove Townhomes, an 88-unit townhome community in Prairieville, LA. The Maintenance Supervisor must effectively manage and direct all maintenance operations in the community and use available resources to successfully achieve community objectives.
Essential Functions and Responsibilities:
· Prepare townhomes for lease by performing thorough inspections and making repairs in HVAC, electrical, plumbing, carpentry, dry-wall, appliances, building exteriors, and painting.
· Oversee all repairs, make-readies, preventative maintenance, groundskeeping and pool operations.
· Respond to service requests in a timely, thorough, and professional manner while tracking progress.
· Schedule vendor assignments and vacant units to be made ready according to company standards.
· Enforce all health and safety regulations according to state/federal laws and company protocol.
· Monitor grounds, common areas, amenities, and building exteriors – pressure wash as needed.
· Maintain positive working relationships with vendors, clients, and residents.
· Evaluate completed vendor assignments to ensure a high quality of work.
· Use data analysis and implement measures to minimize breakdowns.
· Assess current work processes and proactively manage your time.
· Troubleshoot problem areas and create a clear plan of action.
· Ensure all community equipment is up to working standards.
· Control inventory of equipment, parts, supplies, and tools.
· Prepare purchase requests and order supplies as needed.
· Create a work environment with safety as a high priority.
· Test, maintain, and clean year-round community pool.
· Create and adhere to maintenance budgets.
Requirements and Qualifications:
· High school diploma or GED required. Valid driver's license required.
· EPA certification required – CPO and HVAC certification preferred.
· 3 years relevant experience in multi-family maintenance supervising.
· Extensive knowledge and hands-on skills with a variety of mechanical systems.
· Experience managing, scheduling, and following-up with multiple vendors.
· Efficiently balance administrative and mechanical/field-work responsibilities.
· Always makes safety a high priority.
· Strong computer skills (Microsoft Suite) and a solid understanding of data analysis.
· Ability to work overtime when necessary and participate in an on-call rotation that includes evenings, weekends, and holidays.
· Substantial experience in HVAC, plumbing, electrical, carpentry, drywall, and appliance repairs – HVAC certification a plus.
· Working knowledge of irrigation systems including winterizing, testing, and making seasonal adjustments as necessary.
· Must display great organizational and time management skills.
