Field Service Director manages field service personnel to provide effective on-site support and technical assistance with various products or equipment. Plans and oversees installation, troubleshooting, and maintenance of products/equipment to ensure proper function and maximize uptime. Being a Field Service Director oversees the scheduling and training of field service representatives. Handles service contracts and directs support services. Additionally, Field Service Director develops methods, guidelines, and policies to facilitate efficient service delivery. Reviews service reports to monitor service performance and enhance customer satisfaction. Ensures all customer issues are satisfactorily resolved, utilizing engineering, manufacturing, and other teams as needed. Requires a bachelor's degree. Typically reports to a director. The Field Service Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Field Service Director typically requires 3+ years of managerial experience. Capable of resolving escalated issues arising from operations and requiring coordination with other departments.   • Coates Field Service, Inc. is seeking an experienced Right of Way Agent to support a client’s projects in the Phoenix and Tucson, AZ areasThe successful candidate needs to hold an active Arizona Real Estate License and be experienced in acquiring linear right of way for private landowners, and able to adapt to tight deadlines to meet project deliverables. Client may require the work to be based on a hybrid work schedule with a mix of in-office and remote work.

    Hold an active Arizona Real Estate license. Remote Work is Not Available. Local applicants only. No per diem offered.

    Primary Job Duties & Responsibilities:

    • Responsible for performing land and rights of way negotiations, acquisition and permitting functions for capital, minor capital, and operation projects within an assigned location.
    • Assimilate contact information, project activities, and enter details into project database as required by client.
    • Contact and secure permission from landowners for diverse types of right of entry and construction activities
    • Explain the project to a landowner and answer their questions.
    • Document all contact with landowners (mail, telephone, e-mail, personal visits)
    • Function as liaison between the landowner, client, and other contractors such as construction crews, inspectors, surveyors, archaeologists
    • Prepare reports related to easement rights and title updates.
    • Landowner claims: Work with client and prepare/negotiate legal agreements associated with real property; identify and acquire non environmental permits, assess, negotiate, settle damages, and issue checks with guidance and assistance from the client’s representative.
    • Maintain assigned parcel files from beginning to end of project.
    • Determine property ownership and update title ownership as required.

     

    Knowledge, Skills & Abilities:

    • 5-10 years’ experience or hold an active Arizona Real Estate License
    • Knowledge of land and right of way acquisition processes and documentation
    • Knowledge of proper legal terminology that applies to land acquisition and document execution practices, such as what signatures are required for trusts, conservatorships, guardianships, estates, etc.
    • Ability to plot metes and bounds descriptions of property and read a variety of maps, both electronic and paper and update title ownership
    • Proficiency in Microsoft Office Suite
    • Knowledge of project management databases
    • Knowledge of how to determine valuations of crops, trees, pastures, etc. for damage settlement.
    • Possessing a Notary Public license would be helpful, but not mandatory.
    • Capable of completing legal documents and forms such as easements and agreements
    • Knowledge of the sequence of processes required to complete acquisition.
    • Ability to read and analyze engineering drawings, right of way plans and technology to properly explain the project to landowners.
    • The ability to read, understand and communicate property valuation information to landowners, as contained in formal real estate appraisals prepared by professional state certified appraisers.
    • Proficient in programs necessary to maintain documentation and produce reports.
    • Skilled in variety of research methods, particularly internet, courthouse, and recorded documents
    • Completion of courses relating to current issues and processes, as sanctioned and/or offered by the International Right of Way Association is a plus.
