The LIHTC Recertification Specialist assesses eligibility and collects required information, such as income. Assists residents or applicants of housing programs with the goal of achieving maximum residency. Being a LIHTC Recertification Specialist may require a bachelor's degree. Oversees the plans for routine preventative maintenance and scheduled turnaround events at a plant or production facility. Estimates required work requests and maintains a consistent tracking system for work orders. Leads inspection to ensure an effective preventative maintenance procedure and framework. Works closely with technicians, engineers, operations, and managers to establish a schedule of proactive maintenance activities during appropriate downtime. Utilizes planning and scheduling methods to ensure the most effective and least disruptive maintenance possible. Typically uses a computerized maintenance management system (CMMS) for tracking and planning maintenance. Manages spare parts inventory to ensure the availability of required parts. Typically requires a bachelor's degree or equivalent. May require a Certified Maintenance & Reliability Professional (CMRP) certification. Typically reports to a manager. Supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/ production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions. Typically requires 3-5 years experience in the related area as an individual contributor. Thorough knowledge of functional area and department processes.
Supervises and coordinates the general maintenance of buildings, equipment, and/or machinery. Oversees staff that performs masonry, painting, electrical, carpentry, tool-making, and/or machine shop work. Estimates hours needed to complete tasks, prepares work schedules, assigns work, and inspects completed projects to ensure work meets quality standards. Requires a high school diploma. May require certain certifications in the field. Typically reports to a manager. Supervises a small group of para-professional staff in an organization characterized by highly transactional or repetitive processes. Contributes to the development of processes and procedures. Typically requires 3 years experience in the related area as an individual contributor. Thorough knowledge of functional area under supervision.
