  • Maintain an effective Preventative Maintenance (PM) system
  • Carry out PM tasks including but not limited to machine inspection, adjustment, filter changing, lubrication and building maintenance.
  • Maintain PM records as required.
  • Process and track unscheduled service requests
  • Carry out work orders as assigned including but not limited to: carpentry, build out of modular office systems, maintaining RO water systems and other plumbing problems.
  • Fire suppression and alarm systems testing.
  • Vendor coordination for repair and maintenance to equipment and related systems.
  • Analyze equipment problems and implement corrective action related to HVAC, plumbing, electrical, pneumatic, vacuum and hydraulic systems.
  • Monitor and maintain specialized systems which support production cells, clean rooms and laboratory functions.
  • Carry out repair and replacement tasks in a safe manner.
  • Coordinate and supervise contractor repair work for extensive repairs which cannot be done with in-house resources.
  • Process work order requests from all departments relating to equipment adjustment, repair and installation.
  • Develop project specifications, project timelines and submit “Request for Quotations” for bid comparisons.
  • Submit purchase requisitions and track vendor costs.
  • Perform invoice reconciliation.
  • Purchase, Maintain and trend inventories for janitorial, equipment and maintenance supplies .
  • Coordinate and supervise activities related to contract grounds work, janitorial services, and equipment vendor services.
  • Initiate communications with vendors and SJM Management which result in timely, cost effective equipment services.
  • Plan schedules for services which minimize disruption to the regular course of business.
  • Provide on site assistance and supervision to service providers during periods of staff shortage or after hour jobs.
  • Serve as primary on-call responder for all types of facility emergencies.
  • On a 24 hour basis, respond to emergencies such as power outages, building fire, critical system breakdowns, security, medical emergencies and hazardous materials.
  • Process and monitor HAZMAT and Universal waste streams for proper disposal.
  • Track and oversee sustainability data.
  • Carry out tasks to restore facility operations including the coordination of outside contractor staff and emergency response agencies to minimize impact on regular facility operation.
  • Support all Divisional initiatives as identified by divisional management and in support of Quality Management Systems (QMS), Environmental Management Systems (EMS), and other regulatory requirements.
  • Support and coordinate inter department facilities related request.
  • Coordinate and support Information Technology with building and cabling infrastructure.

Qualifications:

  • 3-5 years of facilities operations experience
  • Clean room mechanical and equipment experience.
  • Good communication skills.
  • Basic computer skills as related to building automation systems, and preventative maintenance systems.
  • Basic knowledge of plumbing, electrical, pneumatic and hydraulic standards and procedures.
  • Ability to work independently.
  • Blueprint and Auto CAD  reading skills

Minimum Education Requirements:

  • High school degree or GED required.
